Shoring at 422 Wellington Street west has begun. I was there yesterday across the street at 345 picking up some auction items. 345 is now empty awaiting the Well.

Maybe for a sale centre. Tis not possible for the tower. The preliminary report hasn't even been heard yet. It's a good 12 to 18 months from approval. There probably will be roadblocks too. The ask is a lot.

pretty sure its been appealed to the board already. Probably looking at 9 months until approval. Plenty of time to dig your foundation. Other buildings have gotten to the bottom of their excavation stage before getting approved (Axiom comes to mind).

As I recall, it was just submitted. How can they have appealed it already? 9 months is extremely optimistic even if it flies through all the processes.

Axiom started "remediation" well into the process. It's also by Greenpark. You can't compare them to Lamb and his usual partners.

All I know is that 5 or six massive piles have been drilled in directly in front of the old house.

While reading the pdf file about 263 Adelaide, I saw a mention of a Pinnacle Phase II (you can see Pinnacle on Adelaide on the right in the pic above) that was approved by the city at 48 floors, does anyone else know more about this?

That tower is perfect for the Entertainment District.

That pdf file also repeatedly mentioned how 161 metres is "too tall" for the area, because TIFF (at 157 metres) is supposed to be the tallest in the area...

Maybe back in 2011 that was true, but more and more proposals are trying to break that barrier, and if M & G ever gets built, then there will be few barriers to height in that area afterwards.

The design is —. It's another goofy patterned tower plopped on top of a heritage warehouse. I don't know if you were referencing the height or the design though.

Festival's height was a special consideration. It wasn't meant to be use as a precursor for even taller towers in the district. Planners have been a lot more pro active with applications over the past year probably to regain control and steer development back to their vision.

I'd definitely see the district being overbuilt and lacking in public amenities. Don't confuse this with just height. It's a combination of high lot coverage and height. These taller proposals of late are pushing the Floor Space Index even higher. Barring shadowing concern, I suspect planning would be alot more open to these taller towers if it was simply a density redistribution of the typical 40 storey ED tower in a taller 55 storey format.

Looked nice to me. Don't know why you're so picky.

To me, it depends on how the tower is executed. The design looks alright, but I'd rather not see this made into a poorly executed tower like 365 Church. The shape at least deviates from a generalized box, although this single rendering we have shows little of the actual structure unfortunately, so we could be very surprised with how much this could change, since the render itself looks quite preliminary.

I don't know how old that render is, it's probably relatively recent, but the original proposal for the site was back in 2012.

It seems the developer of 263 Adelaide W has appealed to the OMB after the City took too long to make a decision. The City also recommends refusing the proposal in its current form.

That Pinnacle Phase 2 I mentioned is PJ Condos, literally right next door to this proposal.

I'm not picky. I just have some standards. It takes more than a bad incorporation of an existing building/facade; a goofy checkerboard pattern and, a curving facade which actually is as common in Toronto's architecture as a true four cornered box.

^ Yes. Considering that same site had THIS BEAST planned for it. The developer ran into troubles and the podium got half built.

Thats funny. Looks like 2010 Edmonton mixed with 1994 Cancun.

457 Richmond could do without the goofy staggered balconies on the upper portion (a recessed rectilinear scheme would be ideal, but even wraparound would be preferable) Other than that it looks great! I just hope that's only black mullions Im seeing on the window wall. It would be mediocre with plastic-y spandrel.
