Don't love the location? It's really a fantastic location. It's right on the BSL with access to the Broad Ridge Spur, so getting to Center City takes minutes. Spring Garden/Fairmount have a ton of restaurants and shops that make the area really nice to live in, too. Take a look at Summers post about the changes in Francisville. Francisville and the Ridge Ave corridor in it is going to explode with business in the next few years I would wager.

Currently the location is not the best. But projects/restorations like this will help be a starting point for rebuilding the area.

Probably. Almost definitely, but it's not quite there yet in my opinion...Still love the building. When this and the surrounding area fully 'happens,' maybe they can remove those hideous lightposts on N. Broad they wasted all that money installing.

Does anyone know if the parcel around 23rd and Walnut with the Sunoco station is slated for development or being looked at? On the one hand, it's a really convenient spot to gas up, and I'd sort of be sorry to see it go...but it seems like a great corner spot for a good project, too, with Walnut in Center City past Rittenhouse Square filling in and University City developing.

Okay, so I was walking down Chestnut a few minutes ago when I noticed a new zoning notice on the Hale building. I can't post the picture of it right now as I'm still in Center City, but one thing that really caught my attention was "an addition to an existing attached structure". Could we be seeing something similar to what Pearl did with 1528 Walnut Street?

What IS going on with the Hale Building? It's been ages since there's been any progress. I guess Brickstone has a lot of balls in the air...but would be nice to see this one get moving again...

I agree that Callahan Ward does good work. They've done a few smaller projects in Northern Liberties, and they've all been done well.

Ive been wondering the same thing for months. It would be nice if the local business media did an update story on this project.

For those of you not familiar with what is going on in Francisville... it's pretty amazing. This is just one block in that neighborhood.

Nice to see what's going on up there even though the rise in values priced me out of the neighborhood. Ridge Avenue south of Girard has a different look from even five years ago.

Construction begins on massive Gallery Mall project

Quote:
Construction has officially begun at the massive Gallery Mall, which will be transformed into the Fashion Outlets of Philadelphia when all is said and done.

Shoemaker and Skansa have been contracted to co-lead construction efforts, which will involve renovating about 1,400,000 square feet of both interior and exterior space, making it the largest retail repositioning project in the region.

It’s not the companies’ first time tackling Gallery Mall. Shoemaker spearheaded construction of Gallery I in 1977. Skansa built Gallery II about a decade later.

Preliminary construction, namely interior demolition, actually started earlier this year, not a minute after developer PREIT was awarded a $10 million RACP state grant.

Construction will now include a long list of repairs, including replacement of common area floor finishes, ceilings, lightings, and columns, as well as some selective structural demolition.

On the exterior, crews will transform the facade, sidewalks, and streetscapes on Market, 11th, 10th, 9th, and Filbert streets. There will be a glass entrance, and a continuous row of ground-level shops and digital signage.

If all goes to plan, construction should finish up in August 2018. These renderings offer a sneak peek of what to expect:

Building sold in flourishing Spring Arts section of Philadelphia
Quote:
A former Reading Railroad building that has been vacant for more than a year after a small fire broke out in it has sold for $6.5 million.

An undisclosed local partnership bought the 5-story, 72,000-square-foot building at 915 Spring Garden St. in Philadelphia from Pintzuk Brown Realty Group Inc. of Jenkintown, Pa.

The property was highly desirable because it’s one of the last available large parcels in the Spring Arts neighborhood, which is undergoing a renaissance. The building is a short walk from music venue Union Transfer, and several restaurants and other businesses that make up a small commercial strip on Spring Garden Street.

The building has a “perfect” layout to develop into apartments, which is what the new owner plans to pursue, Mallin said. The structure takes up an entire city block and fronts 250 feet of the Reading Viaduct, which is being transformed into a linear park.
