Part if not all the Gallery was designed and built with columns to have at least two 'towers' built on top of the existing complex. I have no idea who would control the rights to build these towers.

On top of the Gallery. PREIT has shown this rendering multiple times, but they have not stated when the towers would be built.

That's office space, not retail space. IIRC they leased a fairly large retail footprint in the Lits, too.

Although if you consolidated all of that building's available retail space you'd probably get close to 100k sf. But I don't think anybody would be willing to go for that ... yet.

I would bet they wait awhile to feel out the market and see how the residential from the East Market project further west is leasing.

One thing I don't understand is that there are no developers interested in developing real skyscrapers on the East side.

Those renders are nothing more than fillers that legitimize Center City as a skyscraper playground.

Just bulldoze chinatown and erect some serious skyscrapers already!

Is there anything on Walnut Street east of Broad?
Didn't think so!

Miles of blocks ready for redevelopment!
Locust Street too!!

While we're on a roll here, we really don't need Penn's Landing.

Easy boy...Chinatown and Penn's landing give Character to the city. Building high rises is a function of supply and demand.

I am very conflicted about the whole Toll Bros./Jeweler's Row controversy.

I will frankly admit I'm a great fan of highrise and skyscraper construction ... let them build a 39 story tower ... a 49 story tower! On the other hand I am also sympathetic to historic preservation. It appears Toll Bros. have no intention of saving the storefront facades or retail spaces ... and I think that is wrong. I don't agree with Mayor Kenney on a lot of things, but his recent criticism is spot on.

Compromise was possible, but Toll Bros. played us for suckers.

Jeweler's Row is the oldest Jewelry District in the entire US ... and we're tearing a good chunk of it down for yet another banal apartment house.

If they just preserved the facades, most people would bless the project. I'd like to see the estimated costs of facade preservation as well as their anticipated profit on this project. I would bet they are doing ok. Kenney is right. If they want a healthy and not antagonistic relationship with the city and to have an easy time at future projects here (assuming this is not a one and done), they will try and play ball if they can do so profitably. Even if there is SOME hit to profit.

Yes, it is important for more skyscrapers to be built that many of us will never set foot in vs a vibrant neighborhood that gives CC a lot of character.

I'm not aware of an 8th & Walnut empty lot, but there is a rumored project for the smaller empty lot at 8th & Chestnut in Philly.

Edit: I think there is such an empty lot next to Le Pain Quotidien. Either of these would be more practical and viable at this time. Philly is not yet in a position to build on a huge lot like 8th & Market without a committed corporate tenant.

It's also good from a Regional Identity Standpoint.

New York City has a tendency to want to claim a stake in everything about and or associated with Princeton (the school and the region).

It will be nice to see the most respected hospital in the region (Central New Jersey) emblazoned with references to Philadelphia and Pennsylvania instead of New York, as historically (until recently...say, past 25-30 years) the region had been decided tilted more toward Philly than NYC.
