Lincoln Square is expected to alter the block and drive more development along the Avenue of the Arts. The project includes construction of an eight-story building that will have 100,000 square feet of retail space anchored by a grocery store that will occupy an old train shed. Examples of the types of other retailers being considered for the space include a liquor store, restaurant, pet supply store, a coffee shop and reportedly even a Target.

The project will have 322 apartments. Though Lincoln Square comes during a time when multiple rental projects are under construction in Philadelphia and will likely soften the market once they come online, Addimando believes the development will have its share of interest by renters.

“This is the only project that addresses the center of gravity in South Philadelphia,” he said.

It will compete with multifamily high-rises in Center City, but distinguishes itself as a less expensive alternative with the same level of amenities and finishes as the other apartment development in the works, Addimando said.

Across the street from Lincoln Square, Bart Blatstein's proposed mixed-use development remains stalled because of litigation. Even with that project held up, Lincoln Square is progress for the section of South Philadelphia that has been eyed by developers for decades.

“It’s a catalyst connecting Center City and South Philadelphia,” Addimando said. “Hopefully we will have people living there by the summer of 2018 and it will serve as a catalyst for the development of other nearby sites and re-establish that corner as a gateway to Center City.”

Summer 2018 opening date? I will graduate from Temple in Spring 2018, and will be looking for a place to live. Less-expensive alternate, too? Maybe I will call Lincoln Square and South Philly home when I get to that point!

Anyone aware of any developments that may be occurring at 16th and Girard? I just rode past the site on the trolley, and there appears to be site prep occurring

They're building apartments, went through zba a year or 2 ago.

The park sits at the confluence of 16th Street, Arch Street and the Ben Franklin Parkway.

Just saying... where are the Armenian Genocide, Rwandan Genocide, Cambodian Genocide, Assyrian Genocide, East Timor Genocide, etc., etc. memorials?

I think we have enough U.S. memorials on the Holocaust already.

This is an expansion of a preexisting memorial (which I'm 99.9% certain is why the Israeli flag is placed there as the only flag on the Parkway not listed in alphabetical order).

I agree that other victims of genocide should be remembered as well, but the holocaust obviously holds an important place in modern Western civilization. I'm not going to go any further into it than that though, because that is waaayy off topic.

I'm glad that this intersection which is really an annoyance is being turned into more of a Place and that maybe the memorial that is there will be more visible as a result, even if it's not, still a great addition to the Parkway.

If you read the article, apparently this was the first in the US. Kind of neat. I like the one in Boston but it's nice to have another first for the city.

I don't think I was even aware that there was a memorial there, but it looks like it will be much more visible now. Eliminating walls/barriers as at Love Park will make this a more "friendly" space, although I can't help but envision what it would look like with a Flatiron type building.

Baconboy called it correctly in that Philadelphia's memorial was the first in the country. The entire site is now being incorporated.

The sentiment about the lack of memorials for other atrocities is a bit misplaced. The current sculpture was gifted to the city by a cultural group and isn't the only such memorial noting the experience of a specific cultural group to be found in the city. None is more or less worthy of note than any other. The difference between the ones that exist and the ones that don't are the resources put into making them a reality. There weren't memorials to The Holocaust, The Great Hunger or African American soldiers until they were created.

Anyone can pony up resources to commission a statue for pretty much anything. Nothing wrong with that.

^ A statute over by the Art Museum along Kelly Drive is a memorial to the Armenian genocide, put there by Armenians, for example: http://chgs.umn.edu/museum/memorials/philadelphia/

I belong to Irish and Scottish hereditary societies that put monuments along Front St. near Chestnut, to remember the Great Famine in Ireland and the immigration of both groups:

I believe the Vatican flag is also out of order, placed in front of the cathedral.

Intech has this in its "pre-construction" category. They are killing it with lots of projects around town!

One thing to note, this development feels like something you would find on Temple's main campus.
