In any case, the success of 3737 might be some type of indication that other similar projects can work in that area. Which is good news!


I've thought that a condo project might work in UC. One where the buyer could get some type of warranty where they wouldn't lose money if sold after 4 years. That way good old Mom and Dad could buy junior a condo to live in for 4 years while going to Penn or Drexel, and know they would/could get their principal back in 4 years. Anybody want to partner up with me?!

Agree, that's why the IGNORE feature is so great. Surprised the Web master permits it as it increases the page count, while adding nothing to the discussion.

Why do I get the feeling that this thread is filled with the type of people that watch their neighbors every move and try to get them fined for leaving their trash cans out an hour past the deadline

From when I was 10 and living in West Philly, to being 21 and attending college in North Philly! Time really change a lot, and our skyline is no exception to that! I can't wait to see what another 10 years will bring to this amazing city (although I don't want to think about being 31! ). Excellent post!

I've had many a St. Thomas More Society (Catholic lawyers) lunch in their firm library space (a former dining club at the top of the Fidelity - don't you Wells Fargo me - Building). It's a very nice space, so I hope it is put to good - and hopefully quasi-public - use.

In addition to Dillard's Department Store, there is a Nordstrom's Department Store located in the MacArthur Center in the heart of downtown Norfolk, Virginia (of all places!!). It boggles the mind that a small city like Norfolk (pop. 250,000) with a very small downtown can have a Nordstrom's and a Dillard's while downtown Philly, with 185,000 people, only has a Macy's.

Well, we do have a Nordstrom in King of Prussia and Cherry Hill. I'm not sure what the wealth in the suburbs surrounding Norfolk is like or what the next nearest Nordstrom is. Nonetheless, I hope we're getting to the point where Center City demographics and wealth can support a Nordstrom or similar department store even with the relatively nearby suburban ones.

Bloomingdales is actively looking for a 120,000 - 150,000 square foot space for a full line store in Center City. (In most regards I find Bloomingdales better than Nordstrom). There currently is a Bloomingdales at King of Prussia and Willow Grove. The problem with Center City, is there is a lack of space in the desirable retail districts to support the footprint of a full line Department store. My guess is within the next 2 years Bloomingdales will definitely be opening their doors in the city. The Macys in Center City is the best performing Macys in the region and one of the best performing in the Mid Atlantic. (Macys is the parent company of Bloomingdales).

very interesting point. The corridor with the best rents and best demographic customers is Walnut but there are no huge retail spaces along Walnut. Most of the newest large retail spaces are being created on Market East where a high end flagship retailer in need of a huge block of space would be afraid to locate- at least for now. I really want to see what is going to fill up East Market. Considering it will be opening phase 1 summer 2017 I am surprised so little is known about who will be in that building beyond Wawa.

This article is nearly 2 years old. It's never been properly substantiated. But I would be happy with a Bloomingdales and do hope we're at the point where one can be profitable here and we land one.
