One way I found out to learn more info about your building is getting to know the security guard and the orientation person. Through them, I found out more info than the developer. I found out that the building I bought into has finally obtained their occupancy permit Nov. 21 as well as the first move in date set at Dec 8th. He even told me my developer had a small party to celebrate obtaining the permit at the city hall. The security guards are more than willing to share what they know because unlike a developer staff, they have nothing holding them back from divulging information. This is by no means the official channel (no guarantees 100% accuracy) but at least it gives me an insight into more information that are otherwise hard to come by.

I've always thought about talking to the security guards when I walk by, but I've felt like they would just brush you off too. Which building did you buy in to?

That sounds great, but I'm afraid to get my hopes up after getting them crushed so often. If it is true, we should be getting notices this week. Wouldn't that be a nice Christmas present?

Don't worry about them brushing you off. Once they know you're one of owners, they relax their guard and are usually quite friendly. Also I think their job gets quite mundane so most of them will want to chat when they get a chance. I bought University District. I think they're about the same time frame as Park Avenue East tower in terms of closing progress.

I did talk to a security guard at PA recently and, while he was friendly enough, he knew nothing and spoke so little English we wouldn't have learned much anyway.

They send it both by email as well as registered mail. I received the email today, presumably I'll receive the registered letter tomorrow. Everything has already been sent to my lawyer though and I called right away to book my move-in time.

You're making me envious. Since I've never been through a pre-sale closing until now, what are the steps if you don't mind me asking. So now that they've sent you a closing statement, do you book your move in date right away? How about the lawyer portion? I'm not sure what are the steps to be taken in what order. Do they tell you which "group" of move in are you depending on which floor you bought? How is that arranged? Thanks

Don't worry, it's my first time buying a new build as well, so it's a bit intense. Once you receive your letter, you send it to your lawyer as well as your bank/mortgage broker (if you have one). The developer sends completion information to your lawyer as well. As far as I know, most of the admin work (titles, fund transfers etc) is done behind the scenes with the lawyers and the bank, they just review everything with you and you sign 3-4 days before closing.

As far as move-ins go, Concord has a property management company that is taking care of that, and based on the conversation I had it is first come first served for move-ins. They start the move-ins on December 17th and there are 4 time slots per day. I made sure to call right away since I want to get it done before Christmas.

I really appreciate the above. Thank you. It is quite intense but a good feeling to be able to see that everything is falling into place. I guess this is one heck of a Christmas gift you've got to be able to move in before the season. Again, congrats!

Thanks, and yes absolutely. I'm so glad everything is going to be done before the end of the year.

I take it you haven't received your completion notice yet? I feel like Concord is completing everyone at once, must be a bit different at UD?

Yesterday when I checked with them, they told me they're obtaining the land titles which should be done within several days. Fingers crossed that'll I'll get an e-mail from them soon.

Website is up for the next phase of the Concord community in Surrey. Will be called Park Boulevard.

A bit confused by the rendering. The application is for a single 42 storey tower, but the rendering shows 2 towers.. Maybe there will still be 2 towers on this site and the 42 storey is just the first?

In either case the rendering seems inaccurate.. the building shown looks less than 42 storeys.

You'd think they'd sell the middle (view compromised) tower first.
So maybe the 2nd tower will be rental?

^ That 46-storey oval shaped tower is not part of the Concord development.

It's under application separately by DYS Architecture.

Same architect responsible for Trump Tower and other prominent projects.

It will have a shared access way with Park Avenue East though.
