12 Story Vanderbilt Place Office set for 2018 opening.

Eakin Partners has set up a website indicating a 2018 completion for their proposed 12 story office building at 30th and Vanderbilt Place in the western fringes of Mid-town Nashville.

I wish some of those hotels were being built south of the MCC. That is still the area of SoBro that needs a major face lift. I know it's coming, but the market is going to slow down eventually. I also wonder how many of the hotels are rethinking their decisions back when they were reluctant about building anything bigger than they have on the table. Omni, Westin and now the JW Marriott all should have been thinking 45 stories and taller. As the first hotel to support the MCC, the Omni should have been at least 35 stories. I bet they are kicking themselves in the 🞵🞵🞵🞵 for being so conservative. Eventually they will be blocked by other buildings going up around it.

I also think that Nashville should take a theme from Las Vegas and establish entertainment venues with long term shows. Yes the hotels in Vegas rely heavily on their Casinos. But, when I was there is seemed they also relied heavily on the shows along the strip. Nashville can't do casinos right now, but it would be great if they had hotels with theaters that could host an artist for 6-12 months at a time just as they do in Vegas. That would be a great way to increase tourism year round and not just convention attendees.

I've been coming to Nashville for a few years now for work. The price of hotels has skyrocketed to the point that my large corporate account doesn't permit me to stay downtown anymore. And it doesn't matter what time of year or what's happening in town. We're talking NYC prices (~$400 for the Courtyard!) and yet, the price of real estate is not even close to NYC, so the only obvious reason for the high pricing is a lack of supply. Nashville needs more hotel rooms.

They're building them as fast as they can in Nashville, especially near the Music City Center. As previously posted....

And it doesn't include a 500 room Hyatt Regency (16 stories?) just a few blocks from the MCC. A 12 story Hilton is proposed a half block away and at 8th and Demonbruen a 16 story, 300 room Embassy Suites and a 12 story, yet unbranded 200 room hotel are planned.

EDIT! And the 22 story Drury Inn just received design approval!!

I used a picture taken by Mark on UP of the Gulch and added the proposed 42 story Buckingham Apartments and the proposed 16 +/- story W Hotel (lower right).

MidTenn1, thanks for the picture showing proposed Gulch projects, but the size and location of the W Hotel is completely off. You have it sited in the open parking area between the Thompson and the Laurel House Apartments (which you can see to the right of the pic). It is actually proposed on the lots (bordering 12th) immediately behind and will have a footprint twice the width that you have shown. It would also be great if you could insert the proposed pedestrian bridge over the railyard as it would be prominent in that view. Thanks for your efforts.

I need an announcement of a new 45+ story high rise soon.... We've gone weeks with out a major announcement. At the very least I need some of those proposed developments to announce that they will start construction in early to mid 2017... i.e., the Buckingham in the Gulch, the yet to be named twin tower project in SoBro next to the Shelby Street Pedestrian Bridge, and the mixed used tower planned for the Broadway on the old Mazda car lot.

Developers complete acquisition of old Nashville Convention Center site

Could you work some of your magic with the photo below? I'm curious how the major projects (505, Bridgestone, Fifth + Broadway, JW Marriott, Second Avenue Partners, etc.) would look at that distance.

Nashville is getting a couple of prime entertainment industry relocations bringing a total of 700 quality jobs per the Nashville Business Journal.

CBS Radio will bring 200 jobs averaging $48,000 annually and they are in negotiations for office space.

Also, "Warner Music Group announced that it would add as many as 500 jobs in four years, mainly by stationing its national finance team here."

Two main points are, first, Music City is still a strong brand as the entertainment industry continues to expand solidifying Nashville's hold on the title of the 'third coast'. And secondly the demand for office space is growing in one of the tightest markets in the USA. A 34 story, spec office building (shown below) planned for the 5th + Broad development could become more feasible.

Developers of the Margaritaville Hotel a half block south of the Music City Center (convention center) closed on the land where the hotel is proposed to go per the Tennessean today.

I know this is just a rendering but I'm not a big fan of the Margaritaville Hotel design, but I guess it's one of those you have to see how the finishes and other design elements look.

I guess this hotel will give some height to 5th but the portion of the L shaped tower running parallel with Peabody will be set back and not offer much street impact. It could also easily be blocked by another building on the north side since that is still vacant.

Saturday Morning Surprise!!

'Progress renderings for the dual hotel project across from the Music City (convention) Center (MCC) were revealed in the TENNESSEAN this morning. The 400 room Embassy suites looks to be about 16 floors on top of a 10 story garage for 26 floors +/-. The smaller 250 room, Hilton Curio Hotel looks to be 12 floors on top of an 8 story garage for 20 floors.

They are seeking Metro Nashville approvals for design and I guess height, although I don't think either would be a deal killer. There will be plenty of street activation with the usual sidewalk cafes.

Also, this past week, final renderings for the proposed 14 story, Holiday Inn, for the city block that will also include the under construction, 22 story Marriott and the soon to start, 20 + story Joseph Hotel. These will be on KVB (Korean Veterans Blvd.) across from the Omni Hotel (22 stories).

The canyonization of KVB begins!!!

The MCC area..yeah, I know, needs updating!

The Embassy Suites with its podium looks to be around the height of the Westin. Demonbreun is adding a lot of towers with decent height. The lot fronting Demonbreun behind First Baptist Church seems increasingly ripe for a tall tower (500ft+). Hoping they hold out for something good there.

I don't get why Hilton is only doing 12 stories. Just seems like a waste for such a big name hotel. Is this a Hilton Garden Inn or something? If they were smart they'd build a 30 to 40 story Conrad in SoBro. Or even a Waldorf Astoria... okay, that may be asking a bit much... LOL

They consider their 'Curio' brand to be a boutique hotel. Not exactly sure how to define that, but they tend to be smaller, it seems.
