Terrific post over on denverrealestatewatch.com about the "Transformational 2016 Mayor’s Design Awards" winners. Glad to see One City Block and the Art Museum hotel made it on there, those are two of my favorites in recent memory.

What will the density in Riverfront and Union Station be after full build-out? Will have to be the densest census track right?

Is that tiny corner (used for construction staging in the last photo) going to be developed into a single family home still or is the plan still up in the air? The size of that lot and the parking requirements would make anything more dense difficult -- unless the city allows projects with no parking to be built again.

1144 Fifteenth

We now have an answer to the parking garage base along Lawrence and Arapahoe. It's going to be all glass which is so awesome. If you remember, we were questioning if they were going to do the beige treatment or not.

Seeing the glace facade wrapping all the way around 1144 makes me extremely and optimistic about how it will look in the skyline. I suspect Denver postcards will need to be updated to include this building once it's complete because it will stand out beautifully.

In terms of Denargo, it's not surprising to me that's the plan right now. I ride my bike down the Arkins/Denargo corridor daily to the bus stop. The city really needs to step in and invest more money into cleaning that area up as the road is in bad shape. Also, there's a homeless shelter right around the corner with people camping out near the river. Personally, I wouldn't get an apartment in the new Crossing at Denargo as there's just nothing there, and it's kinda tucked away from Brighton.

As you can see in your photos, the 1144 Fifteenth crane was recently jumped. Driving in from EB 6th Ave., the crane looked about as tall as the Four Seasons minus the spire. Once the crane jumps to its highest point, it will probably briefly be the tallest structure in Denver.

The Commons has no parking requirement. That's by right. Zoning is in place. As for the lot, well, we really don't know.

They shut down 15th street during Monday rush hour to do it. Solid work.
