That's what it sounds like. I'm thinking of the commercial section similar to what we'd expect of a parking deck with ground floor retail.

Middle finger to Atlantic Station

Plans are out for bid for the project at the corner of Northside and 17th. It's way worse than what Fuqua proposed a couple years ago. It looks like it will be nothing more than another mega-Kroger with a huge surface parking lot, with absolutely no attempt to even disguise it as quasi-urban. Link to the site plan is below...

How much did they spend on this parcel? It seems unlikely that this usage fits with a decent ROI or IRR. What are we missing, here?

Redacted: Fuqua is indeed still involved. His developments are absolutely atrocious. I'd rather he take his business elsewhere.

Yup, except for that little possible wrinkle...

Is it me, or do the renders look like two different buildings?

Doesn't Jeff Fuqua have a partner named Heather Correa? It doesn't seem like it's possible to reason with Fuqua as this guy has consistently shown he's intellectually lazy and devoid of aesthetic imagination and creativity and that he couldn't care less what the community thinks, but what about Heather Correa? Does she want to be associated with such horrible unimaginative design? Is it possible that she might feel some shame over this kind of —? Or do birds of a feather flock together? Mark Toro is no longer associated with Atlantic Station but I can't imagine he wouldn't have leveled a public protest over something this atrocious. Hopefully Hines will step up to the plate and put their powerful weight behind demanding something more appropriate for this prime parcel in an urbanizing area. I live in the area and if this goes through, we're out of here. I consider myself very pro development, but this is beyond ridiculous.

The unfortunate thing is the site just sits outside of the Beltline overlay district - which would have forced the site to address all the streets/ROWs with buildings rather than a sea of parking or drive-thru's visible from the ROW as the site plan suggest.

We all know he's trying to get another Kroger Marketplace here - but with a sea of gas pumps as well.

It looks like Drew Eckl & Farnham is moving out today, which will make room for the new tower at 880 West Peachtree.

New Eviva Rendering

Key Takeaways

Quote:
1) The unique name comes from “revival,” signifying the firm’s aspirations to create “great urban places,” according to Matt Samuelson, President of IntegralGude Program Management. No word on why consonants are being rationed.

2) While prices are expected to be some of the highest per square foot in the city, floor plans will be more efficient than in many other surrounding buildings, and most units will feature large balconies to provide extra living space, making prices per unit aligned with other top-tier, well-located properties, according to developers.

3)The large amenity deck with saltwater pool will be located on the south side of the “L” shaped building, above the adjacent 811 condo building, allowing for unobstructed views of the downtown skyline to the south.

4)The Peachtree tower will stand 360 feet tall, far shorter than its neighbor to the north Viewpoint (501 feet tall). Developers say the total height represents an efficient floor-to-floor height and means that Viewpoint residents on the upper floors shouldn’t worry about losing their southern view.

5)It turns out the Peachtree tower is just one of a brand of high-end properties Integral Group is beginning to deliver across the country. As work gets underway in Midtown, EVIVA projects — each with their own architectural flair to fit the context — are rising in Denver, Los Angeles, San Francisco, and other cities.

6)It’s too early for details about possible retail on the street. And yes, these will all be rental units, not for-sale condos.

I think this is all part of his strategy. He initial proposal is intentionally horrid and then he makes some minor improvements in which people people are more receptive of and then gets approval.

Eviva

Maybe I can't count, but the new rendering still seems to add up to more than 32 stories.

With a 16 story side tower.

I like that the 16 story portion extends down 6th Street.

The main tower looks like it will have a fairly small footprint.

So if things go right, five new towers could be in land prep or U/C by the end of the year in Midtown: Hanover Peachtree, Eviva, 880 West Peachtree, CODA, and The Standard.

The beat never stops it seems.

NCR Phase 2 Land development permit has all of its approvals, should move forward soon.

Peachtree and 3rd vertical construction permit is ready to issue.

A commenter in the Curbed article stated "The rendering shows 32 floors with a two story screening element at the top. There are double floor heights at grade for retail and at the 8th floor transfer."

So that explains why it appears to be 35-stories in the rendering... several floors are double height.
