They won't sell it for that price. They are speculating and the market is not the same as it was last Spring. A unit in Ultra on the 39th floor was sold 2 months ago for $290K with unimpeded views (they dropped it $20K). $346K is getting into townhouse territory.

Granted it is new and on the 39th floor, but I just had my apartment appraised in Park Place across the street for a mortgage renewal and it came back at $260,000. I don't see how this unit is worth $86,000 more than mine.

A bit more sure. But I'd be surprised if they get more than $300-310,000 for it.

Yah like I said mine was marked at $260,000. Also unimpeded and south views so heating costs are $0 and I've added custom cabinets so it is 1 bedroom with basically the storage space you get in the 2 bedroom units.

They're def. speculating and far to rich. That said, if someone bites, *shrug* will just help the worth of mine and other units.

Based on recent experience, there can be a huge difference between appraised value and market value, much to our delight

We had some similar damage in other places but were assured it would be fixed before we moved in so I'm not worried. It has been said that a good craftsman is not one who doesn't make mistakes, but one who makes them disappear.

Did you not notice on your walk through? There are base board heaters between the windows and the floor.

Wow that is very dark and dungeon like. Sorry to hear they may have misinformed buyers with what they are getting and hiding behind the subject to clause that they have rights to change the floor plan and facade during the construction process. Buyer beware has always been the case with presales but if the space works, then no worries.

We have the D plan and that's pretty much how it looks with possibly a little higher sill at the patio door. If anything, it's even better. We have pendant lights over the peninsula, a shower instead of a tub in the main bathroom, and a 5 burner cooktop instead of a 4.

rokim99, I can not see how the windows in our unit could possibly be any larger.

I was expecting 1200-1300 for the 1BR and 1800 for the 2BR, the 2BR is priced a bit low in my opinion. I would imagine that these are starting rates though, east facing and higher floors will probably be a bit more.

I bought the B-plan (Jr. 1BR) on the 39th floor to live in it myself, but if I were to rent it out I'd probably ask 1150 at today's rates given that it's smaller than the regular 1BR units.
