Precedent?

The only precedent the city has set thus far is that the allowable heights under the West End Community Plan are virtually meaningless where they conflict with city-imposed viewcone restrictions (which is most locations along the corridors). This was demonstrated by the Ole Sheeren-designed "jenga" tower, which the city neutered despite its being proposed at the exact height allowed for Zone B of the Georgia Corridor under the West End Community Plan.

With that precedent in mind, I believe the city-imposed viewcone limit for this site is approximately 250 feet.

The First Baptist site, by contrast, is clearly distinguishable by the fact that it is not encumbered by any of the city's inviolable (i.e., non-Queen Elizabeth Park) viewcone limits, although that did not stop the city from drastically slashing the original proposal of 750 feet, which would have constituted a new tallest for Vancouver. Thus, it does not set a relevant precedent at all, not to mention it is still a mere proposal.

When you see the pictures, yes this is a nice unit, but how on Earth can that be worth 58 million dollars? Something really feels wrong here.

I could understand 3 million, 5 million, even up to 10 million, but unless the entire unit is finished with pure gold, is the entire top 3 or 4 floors, has its own rooftop swimming pool and hot tub and sauna, how can it be worth 58 million?

Well 8000sf is a lot, but it last sold for $16M, which is probably more reasonable for something like this.

I'm pretty sure that unit was originally listed for sale (by the developer) at around $24M. I toured it before the building was officially completed, thought it was very "meh". I mean, ya, obviously it was nice, but nothing stood out to match the absolutely spectacular listing price. We toured 4 or 5 units in the building and the view was basically the same a couple floors down in a unit for about one third the price. But obviously I am not the target market.

it looked better before this renovation, the outside area is nice, but the inside is... not. it is what, about $7,300/sqft

Pretty sure anyone paying $50+ million for an apartment will re-renovate it completely.
