Unrelated to this specific project but I had to laugh when I read this morning that Toronto's Planning Department has decided they need to push back against the developers. Yonge Street from Dundas to Bloor is already crazy busy with construction and there's another 1,600 (!!!) floors of condos being proposed. That's the equivalent of twenty 80-story condo buildings proposed in a 12-block strip that's already pretty well-developed.
Pity poor Toronto...

Yup. And that's just Yonge.
Doesn't count the waterfront projects and elsewhere.

Yah....so...., here in Winnipeg on a 6 block distance on Graham we have 113 stories of residential planned.....what do you think of that!

hmmm....if you didn't hear that Toronto number ours would sound pretty damn impressive, actually it is pretty impressive.

If those oafs are so concerned by the intensity of development in their downtown, they need look no further than their city's anaemic subway system.

10 years ago, people probably would have thought you were sniffing glue if you had predicted 113 storeys of residential planned or under construction on Graham in 2016.

LOL. As with everything, it is the anaemic subway system that is at fault and not the obsolete zoning that opens the door to 500,000 persons per kilometre densities.

It depends on how the light hits it, some days it just looks wrong, to much color variation, the blinds really ruin it some days. It was cloudy the day I took this so it wasn't so bad.

I have from a source that the structure is over 140M tall, so just over 460 ft.

Even an extra storey or two would have made a difference... oh well. At least the tower will look visibly taller than its Winnipeg Square neighbour.
See above... i think it will be 40+ ft taller

I guess the 40 floors is important from a marketing point of view, as nothing else gets past the 30s in Winnipeg.
I don't think they cared, 40 was just an easy-to-remember benchmark. If 30 was all that was possible, it would have been 30. if 45+ were possible, perhaps that's a bit more of a stretch to commit to fillin 450 units compared to 400 or so. Still, no telling how tall they ACTUALLY could have gone...

35 is perhaps more responsible from an investment standpoint, but if it performs well it's impossible to add floors later... I'm guessing that's why they went to forty and not beyond.

They did, but that was also subject to structural findings. At that time they were confident the could do forty, but not 100%. By extension certainly not confident but not ruling out 45 stories.

I noticed some drilling and tests being done but that was after the announcement, so my guess is their 40 story estimate was confirmed doable.

^Right you are Wolf. New mechanical floors have pushed the total height up to 465-feet(ish).

This tower should definitely stand out from the P&M group at that height.

Nice. Are they still on pace for early 2017 construction?

Last I heard was Apr/May.

Gonna go with this estimate in the thread title, ( 465-feet(ish). ) gives us a rough estimate

~142M ~ 465 Ft

I'll pair down the title to only 300 Main St. when the re-clad is finished on 360 or/when construction begins

Good to hear. It's nice to get a new tallest building, but it's even better when it's not just technically the tallest. With a gap like this, 300 Main will actually look the part, even if you will still have to look fairly closely to tell.

I may be confused, but I was told 465 before the addition of mechanical floors was assumed (heard of this today)...

I'm going to cross my fingers in gleeful naivety that 465 was 40 stories

Unless whoever told me included the mech floors but didn't know it was mech.

Unfortunately I can confirm it includes the mechanical floors.

Residential ends at 40. Mechanical adds floors 41 and 42. My previous number was to top of roof of floor 40. The new number is to top of roof floor 42.

^^^Who would notice if you threw in some 30' structural steel supports on top of the mechanical roof and added some glass cladding to stiffen them, then had to place some heat lights on the glass to keep ice from building up on it.......no the heat lamps would be to costly - make them regular colour changing LED floods to save money.
