Welcome to the life of purchasing new construction. It's the equivalent of buying in a new neighbourhood U/C. Condo construction, you can always add +6 months from what the sales/GC folk will tell you. As much as new is nice, it always comes with growing pains.

I understand that, but some developers do turnover better than others, I am just pointing out that Westrich is on the shitty end of the scale. When Fox one started having possessions, they were out much much faster. I don't know the exact timeline but I have a friend in that building and from visiting him, it felt like in just two months they were out.


And thanks GreenSpace, was not aware of that.

I bought my condo @ Uptown from True North pre-construction (heck, I put my deposit down 2 days prior to official sales starting). My deficiencies were fixed in the first 3 weeks from when I took possession with the lion's share done in the first week, before I even had a chance to move in.

It's too bad TNP stopped building after Uptown. Seems like they had just found their groove with that project

I'm sorry but I would not buy into any of these new buildings by local developers, between the schedule problems and the construction issues I don't think these local guys are experienced enough

^Langham? They're a couple buildings in now... Aside from somewhat basic product seems like they are at least decently built?

Langham does seem to be the better of the bunch, although Icon 1 still has a lot of issues from what I understand. The company seems pretty put together though so I imagine their subsequent few projects have improved.

There was a bunch of work in the common areas on the residential floors left when people moved in.
I'm not sure they even fixed some of the deficiencies my buddy marked down and the ones they did took awhile to get done.
All in all the place was pretty good at walk through, but yea the finishes are low end.
Lanham must have some of the better margins between the exterior 'aesthetic' and interior finish level/quality.
For Fox they also maximized their land cost, those buildings are tight.

The Alder Room space (Jasper Ave west of 103 St) has had temporary fencing against it for a while now, almost as if its there to secure incomplete window hoarding. Are there grounds for a complaint to 311 here? Because it looks unsightly.

I noticed that the exterior of the Grand Hotel has been redone in a dark grey. Will have to get closeup pics later.

Correct. They did investigation to return it to wonderful brick, but it had been troweled over with a variety of things and is essentially unusable unless they completely re did it.

^ I don't know if the demolition is a bad thing in itself, but the reasons and process leading up to it was kinda fucked.

^ not so sure about that, i don't know if you can say the process that led to the removal of the footbridge was fine but the process that is leading to the demo of these two old buildings is flawed

Not that I care about the demolition of either, but it is kind-of one in the same is it not ?

Not really. One is being removed to be replaced with a bridge for the LRT itself.

The other is being removed to make a staging area for construction, despite an abundance of large, already empty lots in the vicinity.
