the rendering suggests the Edward Chapman building is getting a re-clad. is that what's happening, or was that done just for the purpose of the rendering?

The rendering only shows the Exchange's podium.
There's still part of its podium that has no cladding, including the concrete exit stair immediately next to Edward Chapman (which is separately owned and for sale (or sold?))

My main beef with the design is how the tower just turns into a flat podium without any transition or separation. It's like they spent all the effort designing the tower but forgot about the lowest 2 floors.

I'm hoping the fins will still taper at the ends, like in the rendering.

The rendering also doesn't show the Jameson next door either. It's all "marketing".

I find myself more and more intrigued (or maybe discombobulated) by the way the new tower is almost animated in it's visual detachment from the static and grounded old building. With it's angled planes and cantilevers the shape shifting tower seems to almost float free from the old part. I can't decide yet whether it's annoying or brilliant, but probably the latter. I look forward to seeing the whole tower complete.

i like the angled set-back, making the heritage building more prominent is the best thing to do. we don't have much of that architecture in Vancouver and what we do have should be front and centre.

I agree that the design is much better, but it really should have been another 8-10 stories taller.
