That block is getting ridiculous! It will be the densest block in town. They are throwing some 1500+ units and some 3000-4000 people in there in a matter of few years. Streets in that area will be busy with pedestrians and I would think the surrounding retail is humming...

Interesting - very tight indeed. Maybe 10 meters between new rental tower and new strata tower.

And am I reading that well that they will put a separated bile lane on both Hazel and Sussex?

.....and that's not even counting the potential Sears/Concord Pacific 10-12 tower project for the parking lot in front of the mall at Kingsway and the Sears store.

(*or were you including it?
Unless you were referring to the other project on Nelson and Dunblane that Red-Paladin posted?
And if you were, it's worth noting that none of those towers or the proposed towers, have any retail component other than live/work units)

Probably not 10-12 for Sears/Concord. The submission in 2013 was for 5 residential towers + 2 office.

That's still a lot.
I don't know where I got the 10-12 figure from.

I wish there was some development or progress on this particular project, but with all that Concord have going on between Brentwood and finishing off Met 2, I can see why they would want to hold off on it for a while.

The city of Burnaby Planning dept. site indicates they submitted a conceptual study and framework plan as of the most recent report, and I imagine the rezoning process and application, along with all the easement issues with the mall will be a bitch to sort through.

Concord Sears is going to take a while to get off the ground. They could (and probably would) add a few more buildings to the site, or just remove the offices.

No problem. There will be separated bike lanes on all four sides. I expected Sussex and Grange to get them, but was surprised Hazel and McMurray would as well. It's going to be a long time before any of them connect to anything though.

So glad about the bike lanes. At least on Grange the lane will be just a block away from connecting with the new multi-use path in front of Marlborough School, which in turn connects to the Royal Oak Bikeway, Deer Lake Parkway, etc.

Metrotown is really going to need some N-S bike connectivity some day soon. The Nelson multi-use trail was a good start, and hopefully with the Sears or Hudson's Bay redevelopment it can connect with Kingsway and ultimately to Grange. Royal Oak could use something similar too, on the west side where there is still ROW and redevelopment has yet to happen near Royal Oak Station. I also hope Station Square will provide some kind of N-S connection along McKay too when they start building the towers on that side. The real problem will always be crossing Kingsway, though.

I've actually like Burnaby's approach, multi-use paths. First half of Rumble is well done and I think all the way to Boundary is in the works.

Just annoying how on rumble some property owners use the paths as overflow parking

The part on Rumble between Boundary and McKay is in the works right now - I think it will be completed by April 2017.

Yes, these are badly needed. Nelson narrows close to the Kingsway and it is very unpleasant to ride in that section. I use Marlborough to cross Kingsway on bike. Hopefully they will continue to build up multi use paths around the Marlborough school and add the last missing section next to the school on Nelson. Then that can be somehow connected to the mall when Sears redevelops along Nelson.

McKay is also a useful N-S connection. It has no dedicated bike lane, but it is nice and wide. I am not sure whether a bike lane is planned along McKay Station Square development. Interestingly, Station Square does include a dedicated bike lane on Kingsway (very short chunk), but it seems that long term there will be one on Kingsway.

Demolition of the old church for the Sussex Building has started.
A while ago I saw they were completely removing the paint and probably insulation and plumbing. Probably because there's a lot of toxic material.

How do you all feel about the idea of renaming this thread Burnaby updates, as it's become the default Burnaby urban development catch all thread, and making it sticky like the other regional update threads?

Fabulous idea. Burnaby has certainly made a place for itself in Canada ie. highrise construction and is therefore rightfully deserving of a thread of its own.

I've renamed the thread to Burnaby Updates to match the others, and stuck it to the top of the Metro Vancouver and Fraser Valley section.
