Love Park is actually the roof of an underground parking garage which had been leaking badly for a number of years. In order to fix the leaks they had to rip the roof (which is the park) off.

They're redoing Love Park and the visitors center.

They're also redoing the Gallery and renaming it Fashion Outlets of Philadelphia.

Two massive redevelopments along with all of the skyscraper activities will fuel the future of the Center City area in a significant way!

The bonus will be no more skateboarding!
Oh sure, skateboarding is an activity aimed at teenage boys, but once they grow up into responsible working adults, they will also appreciate having the park become a park and not an annoying distraction.

I hope to see street vendors at the park when it reopens.
As for the underground parking, is it going to reopen too?

I wonder what capacity it would hold compared to the other multilevel parking garages around Center City.

As for the Gallery on Market east, I love the plans and having C21 set the standard, it will be a destination for many more people who want something more than your generic target, walmart, etc.

I like your enthusiasm. I guess this could potentially come true, although it is a bit of long shot.

BU, Northeastern, UMASS, Harvard, MIT ≠ Drexel, Penn, Temple, Villanova, St. Joes, LaSalle

Penn is the safety school of the Ivy League. LoL, I'll probably get a lot of sh*t for that one.

Ugh. The skateboarders may have been "annoying" but they kept the park populated enough to discourage homeless from congregating. Once the city cracked down on the skateboarders, people stopped coming and the homeless took over. It's been a dump ever since.

Frankly, between Dilworth Park, Love Park, the Clothespin, the "plaza" behind One Penn Center, and that sorry plaza by the MSB there is more than enough places for "responsible working adults" to hang out (too much space if you want my honest opinion). Having one space for something different, I thought was pretty cool, even though I don't skateboard.

You are correct in saying that the diversity of programs this regions offers in higher education compared to Boston are real and each has their strengths and weaknesses. But to undercut the education programs is short sighted. Wharton is considered to be one of the best business programs in the world. The world. And most of that talent leaves Philadelphia upon graduation. Once we start capturing that talent through avenues like the Pennovation Campus and have more of an incubator culture. This city is going to rise like you have never seen.

I don't know about sh*t, but maybe some fact-checking.

That view of Penn is 30-40 years out of date. Penn has generally been ranked among the top 10 universities in the country--and above all but 3 or 4 of the Ivies--for at least 20 years now. Its current acceptance rate of 9%--as in 9 out of every 100 applicants is accepted--is lower than those of Cornell and Dartmouth, comparable to that of Brown, and just 2 or 3 points higher than those of Harvard, Yale, Princeton, and Columbia. The average SATs, ACTs, and GPAs of entering Penn freshmen are also comparable to those of the other Ivies. In other words, Penn hasn't been a "safety" school--for the Ivies or any other group of schools--for decades, and denigration of Penn and its national and international reputation is just another variation of Negadelphia Syndrome.

2021 Chestnut: Affordable housing in the mix for apartment project at old PHA headquarters

Quote:
The Philadelphia Housing Authority is expected to endorse a plan Thursday to replace its long-vacant former headquarters building near Rittenhouse Square with an apartment tower offering some subsidized units for low-income renters.

The PHA Board of Commissioners will take a final vote on a deal granting a 99-year ground lease for the 2012 Chestnut St. headquarters site and an adjacent parking lot to Philadelphia-based developer Alterra Property Group.

The deal would require Alterra, which is partnering on the project with Rheal Capital Management LLC of New York, to rent 40 of the project’s 200 or so apartments to low-income residents, the agency said in a statement.

A tower of about 20 stories would displace the rare remaining instance of blight in the Rittenhouse Square area, which has seen some of the city's highest rents and most robust commercial activity.

Work on the new tower, which also is to include 7,000 square feet of ground-floor commercial space, should begin within two years, after permits and needed zoning adjustments are secured, Addimando said.

Next block south there is also a parking lot on the Southwest Corner of Lombard and Broad and then there's also the ugly one story subway with the big lot out front. Both seem like spaces with the potential for a large dorm but they're also about a block away from the rest of the campus.
Keep heading South and there are a bunch of lots that are either underdeveloped or empty together: Gas station at NE corner of Broad and Bainbridge, a collection of derelict properties at the SE corner of Broad and Bainbridge, the odd park/parking lot mid block on the west side of Broad between Bainbridge and Fitz, and of course the massive lot on the SW corner of Broad and Fitz.

These properties still would be accessible by the subway, just a few blocks to the Broad and Pine main building, would cost significantly less than anything in Center City and overall be a great way to spread some life/economy/industry through this somewhat bleak stretch of S. Broad to Wash. Avenue.

No worries. At worst it's being like a benchwarmer at Notre Dame vs. a starter in Division III.

Right...I was mostly kidding about Penn. But MBA isn't exactly innovation. Although PENN does have an outstanding entrepreneurship program. Wharton has always been considered the Wall Street conveyor belt, and it's why so many people leave Philly for NYC or other financial epicenters. Philly doesn't have a strong financial presence anymore, we have our small slice - but most of it's drained to NY. This is the field Penn has always been best at delivering to the job market. I won't disagree though that the attitude and mentality toward tech is slowly changing.

Agreed and thank you!

(I'm a Drexel guy and don't really have any stake in the argument but still find the Penn diminishing baffling.)

Everything looked pretty good in summersm343 CDR report except Lincoln Square - 1000 S. Broad : 9 floors. Apartments/retail: It looks like a monster. This dog should be put to sleep. It belongs in the old Stalinist Russia regime.
