Has anyone been by? Did they ultimately landscape the exterior streets per the renderings?

until seeing this story I was under the impression this segment was already funded and being built. I guess they had money to start it but not add all the site furnishings and lighting.

The city should find a new developer for this, this guy won't get it done.

Well, it does seem like he is trying if we are to believe the article. I can't imagine a hotel in this building at this location being anything other than a success, especially with the new capping over the Expressway in front of it. Apparently the last proposal didn't go far enough to preserve the historic nature of the building to qualify for the tax credit. Clearly the developer wants that tax credit so I'm guessing they'll try to do more. And it's not like the city can force him to sell anyway...

Well, I think maybe his point was that the building is of a character that it cannot be feasibly altered into a hotel and still maintain enough of its historic nature to get the tax credit. So, if he can't make the finances work without the credit, maybe it won't happen.

I don't believe he owns the building. This excerpt from the article above leads me to believe the city still owns the building.

Quote:
The National Park Service, which rejected the plan in May, is working with Peebles and the Philadelphia Industrial Development Corp. (PIDC) on changes to the project "in response to our comments for resubmission," agency spokesman Jeffrey G. Olson said in an email Monday.

The National Park Service ruled in May that the Coral Gables, Fla.-based developer's plan for the 75-year-old city-owned building at at 1801 Vine St. would "severely downgrade" its historic character, disqualifying it for the tax credit.

Peebles has until the end of December to secure approvals for the credit, an extension from the Nov. 30 deadline it previously had as part of its development deal with the city, PIDC president John Grady said in an email.
Seems like the city still owns the building and if he fails to secure financing the city can partner with someone else.

Didn't one of the RFP proposals have an overbuild? I bet that that would be key to making this thing happen.

Construction Photos - as of a couple of days ago, the foundation was already poured and there was an elevator shaft rising on the site.

Right around the corner from this, demolition is underway of a former garage and parking lot to make way for 29 condos at 1221 E Berks St

six weeks later (photos below from Oct 16th)

This is the second presentation to the CDR board. The design is the same but they redid the plazas and public spaces. I think this overall project is great. I really enjoy the thought they put into the public spaces surrounding this development.
