The rumour trick wouldn't be so disappointing if the Broadway Commercial plan wasn't so disappointing.

When you look at all the transit options that station will have, there should be no less than FSR 10 for sites that close to the station. after about 10 or 12 stories, heights are irrelevant. Person on the street simply doesn't notice the extra height, and shadows from taller buildings are cast into the buildings across from them.

That's so funny. I was the only one to state categorically that if the rumour was not a trick, then it was complete ignorance to get the least bit excited about this, since there is no hope that such a proposal would ever be approved by this city council. For the Commercial Broadway proposal I am guessing three towers, tallest being 25 floors?

That seems bland and uneventful enough for Van proper on the regions busiest transit hub.

While Burnaby is routinely building and proposing 150 meter + towers around their train stations....

This was the initial concept in 2013 and even it's too small for that site in my mind...

there should be 200-250m towers on that site. Millennium-Line from UBC to the TriCities, with connections to the Canada-Line from Richmond, YVR, and Downtown. then the Expo-Line from Downtown to Langley. all of the GVRD will have direct SkyTrain access, and we are building small crappy 🞵🞵🞵 buildings. for a city that wants to promote non-personal-car modes of transportation, they certainly don't build all that much when given the opportunity. if only the site owners would sit on this property until a real council that has competency comes into power that actually wants to make the most of this opportunity. same thing with the proposal for the Edgewater Casino, (that proposal from England), if someone would just sit on it until a better council comes along, there can be such an opportunity.

That is because their desire to maintain political power outweighs their desire to implement the most rational (but militantly contested) urban plans. They fear (wrongly, I believe) that if they stood-up for the most intelligent and rational forms of land use for this site (and many others across the city), they would alienate their political base and lose their hold on council, their final criterion of decision-making.

With what's being built or planned to be built around suburb city skytrain stations such as Brighouse, Lansdowne, Gilmore, Brentwood, Lougheed, Surrey Central, etc, Vancouver needs to save some face and probably has a change of heart now to allow the redevelopment of the Commercial-Broadway Safeway site to make it go much taller. They have already been softening on areas such as Joyce-Collingwood and Marine Gateway as these are the gateway stations into this relatively backward city. I expect Renfrew area to get higher FSR proposals soon too.

Small only relative to the projects going on in the suburbs. I'm sure everyone would find this a pretty large project prior to 2010 before the announcements of those mega-projects in the burbs. Even now there are forumers here who oppose to having anything tall built outside downtown Vancouver. So go figure.

I heard from a friend in the industry that a Foster + Partners tower is in the works and will be launched next/the year after. He couldn't disclose anymore information. He did say that the developer was starting at $1750 psf.

He mentioned that there were multiple pipelines in terms of projects that Foster + Partners is working on in Vancouver.

Anyone know anymore information regarding this as well as where the possible location is?

Looks like we can confirm the site jlousa was talking about? I cannot wait to see what is planned! The bigger the better for this regionally significant site, IMO. If I missed someone else posting the info on this then I appologize, I haven't been following SSP as closely as I'd like of late.

I am only aware of one Foster project upcoming, it's by the firm and not the man himself, and is for along the broadway corridor but it's very early and they might even go with another firm. There could very well be additional project that I'm not aware of.

With the sudden passing of Bing Thom the event regarding the BroadwayCommerical Safeway redevelopment for this weekend has been postponed. I'll let you guys know when it's rescheduled. His spirit will live on in his work.

I haven't seen anything on this site about the proposed Empty House tax. As the owner of a condo in Yaletown that we use 6-8 times a year as a vacation home from our permanent residence in the States, I think it is a terrible idea to penalize us when everywhere else in the world we would be welcomed. We are already paying higher taxes than residents because it is not our primary residence, so how can they justify another tax? We don't want to rent it because it is filled with our clothes and furniture. If we wanted to own rental property we would do so close to home. well then go anywhere else in the world. you can afford a 2nd place in Vancouver's Yaletown. tough luck. Vancouver can't just cater to foreigners, that is what has created problems in the first place.

I would think Cambie and Broadway, if not Commercial-Broadway, since it will have two rapid transit lines intersecting, and City Hall is right there too.
