Whoa, somebody actually has a plan to bring back the Westinghouse research complex in Churchill (Very visible from the Parkway East). I can't believe this large and important of a facility has been sitting in what appears to be an underutilized way for this long. (It does have some tenants)

http://www.bizjournals.com/pittsburgh/news/2016/10/03/development-team-wants-to-bring-new-life.html

Seven buildings are at the site and there is 1 million square feet of office space. Proposed additional 300,000 sq ft of new retail & office space.

In related news it looks like Brand will be setting up shop in Pgh! :p

You could hire the very real Pittsburgh firm Branding Brand to do the branding for Brand.

Good news, I guess. Brand is okay... but I was really hoping Name Brand would locate here instead. Their products just seem to be of a higher quality than Brand's.

Name Brand is never leaving NYC. This is a second tier city. Be happy Brand is here.

Is Brand X is available? If not Brand might have a copyright on it. But you could also just go with Brand. Generic I know. But all the good brands are taken.

Penn Rose Building Finally Proceeding

Two things with this one...first - good news. That building is pretty horrendous but it looks like they have plans to clean it up while preserving the overall feel. Should be a great project.

Secondly, if we can start a petition so that no one ever uses the term "hopes to make *neighborhood A" the "other random neighborhood from another city" of Pittsburgh, ever again, that would be great. I understand the intent but really...can't the Strip District be "The Strip District of Pittsburgh?" Doesn't it already have enough defining qualities that it doesn't need to leech off of some jackass parallel that has absolute no basis in reality? And moreover, shouldn't someone that could be a considered a primary stakeholder since they, ya know, own the tallest building in the neighborhood, understand that it's a bit backwards. Just a pet peeve of mine. Nauseating.

I saw on Saturday when I was crossing the 16th Street Bridge that work had begun. Several of the real windows openings which were bricked up are now cut open, and work lights could be seen.

Pittsburgh has partnered with buildingeye to create an interactive, regularly updated map of all building permits in the city!

This is going on my bookmark list for sure.

Edit: You can filter the building permit lists to only show new construction projects. To the best of my knowledge this is the first time that infill as small as individual houses has been mapped in Pittsburgh - in roughly real time no less.

It's a shame the base map doesn't appear to allow for satellite view.

Excellent find. Bookmarked. The Mexican War Streets are insane. Also Lawrenceville-Bloomfield-Garfield are going nuts too.

Agreed, years ago when I saw businesses labeled as New York Style Deli; New York style lofts, etc I would get irritated. Do they not see the irony in trying to be wannabes of some other location? That is what makes New York so popular. It is a trend setter, it is original and unique and innovative. By mimicking their ideas and name you are betraying the very formula of success of the place you seem to be trying to emulate.

When I filter out and only look at new construction, there's a huge cluster of single-family homes in Homewood South of Hamilton between N Homewood and N Richland (which I was aware of) and a big cluster in the Hill District around Webster Avenue between Erin Street and Kirkpatrick Street (which I was not aware of). Lots of units proposed at the base of Summerset @ Frick as well, along with Garfield.

I wish there was some way to filter out the houses. I mean, I'm glad to know where they are, but I don't want to click on every point to see if it's a new construction infill house or a larger-scale project. I did see the 1100 Smallman project (yet another hotel) is moving along finally though.

Very excited for the Penn Rose project to get started. I suspect it will look great when restored.

And yes, the Strip of all places does not need to be branded as a version of anywhere else.

1100 Smallman is the AC Hotel, no?

That fell through but was replaced with the hotel:

http://www.bizjournals.com/pittsburgh/bl...spitalityto-build-hotel-on-smallman.html

Quote:
Concord Hospitality is pursuing a new hotel project in a Strip District location that would replace an apartment project previously considered for the site. The development is expected to be a seven-story hotel with 131 rooms that is slated to be built at 1100 Smallman St. next to the restaurant Eleven, according to Concord.
And then it turned out to be an Ace Hotel:

http://www.bizjournals.com/pittsburgh/bl...t-to-get-pittsburghs-first-ac-hotel.html

Quote:
Concord Hospitality will debut what’s expected to be Pittsburgh’s first AC Hotel as it pushes forward with a new project on Smallman Street in the Strip District. After announcing the company was going to develop a new boutique hotel at 1100 Smallman in September, Concord partner Keith McGraw confirmed the company has been awarded approval to develop the new property under the AC Hotel flag, a European brand established by Marriott as a joint venture in 2011.

It was at one point, but the original developer backed out. The new plan is a seven story hotel building, with all of the old one story building to be demolished except the section which houses Eleven, which will become the restaurant anchor. Basically entirely replicating what happened with Lidia's and Homewood Suites.

Here are some small multifamily projects I found on the map which I didn't know about. These all went out for building permit, so they're further along than the zoning board or planning commission.

1. 12-unit apartment building on Carron Street in Shadyside
2. 9-unit apartment building on N Craig in Oakland
3. 5-unit apartment building on Atwood in Oakland with ground-floor retail
4. Four different small multi-units on Dinwiddie in the Lower Hill, with 16 units in total.
5. 6-unit apartment building in the Hill District on Bedford Avenue.

Yeah it will resemble the relationship between the new Homewood Suites and Lidia's down the street.
I kind of wish the apartment plan had gone through but this design is pretty decent. Looks more industrial than the Homewood Suites which I like.

The twelve unit on Carron St. in Shadyside is already under construction. It kind of flew under the radar. the structure seems to be completely "topped off" but still in progress.

Ahh yes, I see it now on streetview. Ironically we're by that apartment building all the time when we go to Mad Mex and get valet parking, but it's just out of view from that lot.

In general, I think those blocks of Shadyside right around East Liberty Station are prime areas for new apartment construction of moderate size. I wouldn't lament the loss of Shadyside Plaza, for example. I'd say the same about Negley Station as well - the 5700 block of Pierce is just so underbuilt - it's like half vacant lots. Two of the houses have been knocked down on the north side of the block fairly recently. I think someone is land banking.

Completely agree it would be nice to see some densification around the Shadyside Busway stations.

Given the proximity of the Convention Center, I am cool with 1100 Smallman switching from apartments to hotel, and I prefer the new design.

Long term, I am hoping Buncher's plans for the surface lots in that area evolve in a more urban direction--last I knew their plans were pretty office-parky in that part:
