I've slowly grown more skeptical of this project breaking ground the more I thought about it and how much units there are to sell.
Actually the SF CSA (greater metro including San Jose, etc.) is approaching 9 million. For the Bay Area in particular this is a better indicator of relative size. The Atlanta CSA is 6.4 million (vs. the Metro at 5.7 million) and includes Gainesville and Athens.

GaTech has purchased Biltmore, Tech Square continues to expand in every direction. One of the best things to happen to Midtown.

I was talking about without San Jose. With San Jose included, of course, it's a wash.

A proton center is great...just not right in cultural heart of the city across from the Fox Theater. Even with the hospital across the street, this is silly in my opinion. Put this thing AT Emory University.

Don't they already have the foundation of the western portion already in? Wouldn't it be difficult and costly to repurpose it at this point to put a tower there?

Whether or not one includes San Jose within the population of SF has nothing to do with whether 98 14th Street will be built. If anyone knows any specific information on that development that would be appreciated. Everything stated to this point is based on assumptions rooted primarily in how condos were financed and built nearly 10 years ago and some speculation on demand based on comparing sales between two large metro areas.

The fact that they are building a leasing center means just that - they are building a leasing center. This could be done with or without a pre-sale quota, have everything to do with financing, or nothing to do with financing. I know its hard to wait but that is about all that those of us watching from the outside can do. Unless of course you'd like to put a deposit down on a condo.

If they don't pull this off, get use to this site looking like a junk yard for decades. I cannot see how the existing structure on the back side could be left as is. The concrete therapy vaults already in place make it nearly impossible for a reuse and demolition (which any developer would need for building out the site) would be prohibitively expensive. Even starting the project again with its current design is going to be a challenge.

It may not be the best use of the site, but let's hope this redo actually goes through.

This is certainly not a mega project, but the Buckhead Exchange building has always been one of my favorites.

A good friend of mine had an office there and it was quite pleasant to go visit him and share a cup of coffee over the lovely interior court.

I'm glad to see it getting spruced up.

Midtown Alliance has published some draft documents based on the preliminary transportation study they have done this year:

For Bike improvements:

https://www.dropbox.com/s/xds40fwvuoc1km...%20Meeting%202%20Bike%20Network.pdf?dl=0

For Ped improvements:

https://www.dropbox.com/s/d32yzy1v5dttmn...c%20Meeting%202%20Ped%20Network.pdf?dl=0

For Transit improvements (I like the idea of a circulator to get to West Midtown):

For Vehicular improvements:

Awesome share, thanks! Really lets you see how much room for opportunity there is left in Midtown, including lots of future development along these proposals.

For Bike improvements:
Drooling over that Spring Buford connection to the BeltLine. Could you imagine if they built two bike/ped paths, one on either side of the highway? The north one would connect straight to sweetwater... while the one to the south could also cross back over at sweetwater. Gotta give Atlantans options to walk to their beer! but really!

For Ped improvements:
Love all of the street extensions, seeing the 15th st. bridge, re-opening the 3rd st tunnel, and the traffic lights. Really hoping the Arts Center connection doesn't jog away from 16th street though like currently shown in the map.

For Transit improvements (I like the idea of a circulator to get to West Midtown):
I've been contemplating an east/west circulator for years, although I've never been sold on what would be the best use. I really want to connect west Midtown, Midtown, Virginia-Highland, O4W, GT, and English Ave.
+1 for coordinating to ensure the North Ave. streetcar meets expectation.

For Vehicular improvements:
13th Street two-way conversion is much needed, IMO.

That looks like something built in the 1980s in Bucharest.

I like the little park next to the building. The street level also looks pretty good, but I feel like the building is sort of out of scale for the neighborhood itself.

Sure, maybe a little tall, but I think the design fits with the loft/warehouse vibe, brings a much needed grocery (albeit a little awkward for all to walk to... I would've preferred one around 10th St), and the density support what we should want to accommodate future transit expansion (streetcar and BRT proposals).

I'm presuming this is the space of land just north of Westmar Student Lofts and south of W. Marietta??

Out of scale? That seems like an odd sentiment for this industrial area. There are buildings of similar height nearby such as the condos at White provisions and Star Metals proposal. I kinda doubt this is a real proposal though.

Loopnet only includes developed properties or planned developments. So the question is not weather the proposal is real, but if and when it will be developed.
