I will be down in Seattle and will check it out maybe few weeks after it opens. If McArthurGlenn's opening on Sea Island tells us anything, people will go crazy and it will be a total gong show!

Just from being a judgmental prick I'd say a lot of McArthurGlen shoppers arrive by skytrain. Not sure we'll see the same crowds in Tsawassen.

I want to check it out when it dies down though. And then never go there again.

I was managing a store there during the opening and roughly Skytrain customers only accounted for 25% after said and done.

After opening the first few months hovered around 30%... with significant drops outside of summer.

Honestly the massive Chinese shopping buses were more of a concern... 5-6 every few hours during peak.

I think the only way for this mall to survive is to have an amusement/theme park next door, or even a huge waterpark. It will create a resort feel in that area. Then maybe add a few inns/hotels for people with family to get away from the city for a few days/weekends. Add one or two casinos, and this mall is set.

Yes, It would have been nice if someone bought up all of Splashdowns assets and built an indoor waterpark. The region can easily support it.

I have always been confused why we don't have something similar to Canadas Wonderland in Toronto with a bunch of rollercoasters, water slide park and other smaller rides and games. The PNE is no comparison and theres plenty of cheaper land in the valley to build on, it would also attract American tourists. Dare i say our own Disneyland?

Residential land is worth so much more that it's difficult to ever justify something like this on the little bit of land left that isn't ALR.

When Canada's wonderland was built in Toronto there was no greenbelt and land was cheap and plentiful.

The last photo still shows a lot of parking spots on the north side but that could just be the beginning of the "rush".

It's kind of disappointing that they didn't make this mall a little more... modern. Why such tiny skylights? How about solar panels? Inside it looks like it was built in the early 2000s.

To me, the really disappointing thing is that this is a First Nation project, supposed "stewards of the land", building a gigantic, 1980s-era auto-reliant, unsustainable monstrosity, with dubious market feasibility.

When I think of what the TFN could have done, this seems like a bit of a betrayal of the principles of land stewardship. In one of the sunniest locations in the Lower Mainland, why not cover the roof with solar panels? The oceanfront site means a fairly steady westerly breeze -- why not some wind turbines? It would at least give the appearance of caring for the environment, though likely completely offset by the 6,000-car parking lot.

It's not that I hope that it fails, but I'd be surprised if it was a success.

That a reserve actually got their shit together to do anything of this scale is relatively impressive. The reserve near me has been talking about a mega mall at the north end of Ironworkers for what seems like decades. And the other north shore one has been talking about condos around Park Royal for nearly as long.

What's with this "stewards of the land" bullshit. Just because they are First Nation people they have to be this holistic super environmentaly green group? This is what they decided would be the most economical for them and they went ahead and did it

Not to start an argument, but they are often the first to bring up environmental concerns for any other major projects that impact their traditional lands.

The First Nations groups along the Northern Gateway are a different group from Tsawwassen. And I don't mean that in nationality, but they're entirely different people. They don't have to think alike. "The land" might be important to some groups and not as much to others. I did a project with a First Nations group this past summer and their views and motives are really not any different from ours.
