Yeah The Burritt building is nice and complete with it's neon sign. I'm quite disappointed to see the building at Victoria diversion go too. It's no more than 10 years newer, the Burritt building being constructed in 1954 and the one on Victoria in 1963. The building on Victoria has great massing for an industrial/commercial building from the 60's with a curving facade matching the curve of Victoria Dr. complete with light blue mosaic tiles at street level.

Cladding has been installed on The Spot on Cambie
- on the protruding part facing Cambie, so it's a dark coloured metal panel.

The first Honolulu Coffee has been open at 888 Nelson for a few months, and now another one is underway on Broadway near Cambie, in the Neelu Bachra Centre

What good is the UDP if we get stuck with retail streetscapes that look like this in high-traffic locations?

Thanks!

At least all the windows / spandrels are uniform width (within their sections)

The windows on the Spot look more haphazard than I thought they would.

Here's a look from ground level at Duke and it's smaller wood frame neighbour, Vya/Portliving(?).

ironic that the rental is concrete, and the market housing is woodframe...

I'd think if you're going to own a building and use it as a revenue stream for a couple decades, you'd want it to be built to last.

When you develop and sell it off, you don't care that much.

Vya seems under built for it's location, the alley facade faces east and is set quite far back from both it's neighbors, along with the taller tower to the south, it's likely never gonna have sunlight into those rear facing units. Was it proposed before the rental perhaps?

Also i wonder if because Vya is a smaller woodframe sandwiched between 2 concrete buildings, will it transfer noise more?

This is what we get when the city allows drastically higher densities for their favored ownership format. Because rental buildings generate less shadowing and other physical externalities than strata buildings, dontcha know

Thanks for all the great updates, everyone! Citi looks like it could be a sleeper hit. Well-designed retail level too.
