Bosa - New Westminster waterfront towers

I figure that many of you are interested in seeing an early version of what Bosa is proposing for the New Westminster waterfront (the parking lot, also previously known as the Larco property). At 53 and 43 stories the towers would easily be the tallest in New West. The earlier plan with Larco was 3 towers at 47, 38, and 29 stories. The overall density looks to be the same with a lower unit count, 644 units instead of 820. Only 136 one bedrooms. 432 two beds, 76 three beds (vs. 30 three beds in the original Larco proposal). Curious to hear people's first reactions.

Wow looks great! Nice to finally see some taller towers with an urban feel in New West. That city has so much potential, but traffic has always been a hindrance there.

Nice to see some height being proposed for New West. Looks great right next to the river, and integrates well with Westminster Pier Park. This is the missing piece linking the Quay Market / Boardwalk and park to the East. That area will be great once complete. Thanks for posting.

By "urban feel" are you referring to the height or design of the towers? To me DT NW feels very urban because of the street grid and variety of buildings. What it really needs is a number of key sites redeveloped as there are times when that feel is lost due to underutilized lots.

My first reaction is that these towers will be out of place as they are just so much taller than everything else. They are right next to Columbia Street, where heights cap off at around 20 stories. This is still likely the right bargain to make considering the park space that will be dedicated as part of the development. It us just unfortunate to me that a bargain needs to be made at all (for context, a wall of towers was previously approved when it was assumed that Front Street would be encapsulated). I am glad that something will happen at this site. It should pull the entire area together. I do hope that they do something more creative at the water edge such as a marina, promenade (think White Rock) or public square. The pedestrian walkway doesn't look particularly generous.

Thanks for posting! Looks like Bosa is going even higher than the previous proposal. Here are some more details that I think some will be interested to read:

HEIGHTS:
Commercial building -- 2 fl. | 18m
West residential tower -- 53 fl. | 180m
East residential tower -- 43 fl. | 149m

FSR: 4.52

PHASING:
(1a) Underground parkade
(1b) Commercial building & west residential tower
(2) East residential tower & park expansion

I'm not totally sold on the design, but looking forward to seeing this move forward!

Yeah, i kinda liked the proposal from 2014 a bit better but this is still pretty nice looking and hopefully ends up being as eye catching as the renders make the glass facade appear. However the BOSA proposal opens up the southern view more and will have less shadow effect on neighboring buildings. The small commercial building looks interesting too, Will it just be a restaurant space?

It will be the highest in the area but Riversky will be 28 and 33 floors plus tower 4 at Plaza88 will be 40 floors along with it's existing towers around 30 floors so it's not gonna stick out much in the end. With any luck there will be more towers in this height range proposed in DTNW.

When they opened the Plaza 88 shops almost all the retail had been removed from the Quay - the only store remaining is Donald's Market. I'd suspect the commerical part of this will be geared towards restaurants and coffee shops too.

So Burnaby, Surrey and now new west are all going taller then just about every building in downtown Vancouver. Good stuff. I really feel this is the only way any relaxation on the ridiculous viewcone guidelines will happen. When not only is just about every city in Canada willing to build taller then Vancouver but Vancouvers own suburbs are as well. It gives me hope.

Wow, this could be a real game changer for New Westminster.

It is also great to see some real urban riverfront environments.

With a little tweaking this project could be fantastic.

In general I find what New West is doing with its riverfront is 100% more interesting that Vision's extremely sterile boring as f**k idea for NEFC after they remove the viaducts.

Also, including this project, the number of 150m+ constructed/UC/seriously proposed towers in the suburbs is now roughly 9 or more? Hmm, that is more than downtown proper at 6 or 7...

Is there anywhere else in the world where a modern city has more skyscrapers in its suburbs than its proper urban core?

The faith of some posters here in seismic engineering in Richmond is remarkable in a way.

I remain a bit more skeptical and believe the newer terminal structures and the control tower at YVR are just about the only buildings in Richmond to be truly built to withstand a large earthquake. The increased cost has never been considered worthwhile in any other buildings. JMHO

Please feel free to educate me otherwise.

Wow looking forward to this project. Definitely prime location and gives a downtown core appearance to New West. Nowadays, I don't even visit the Downtown and City of Vancouver forums anymore as there are way more interesting proposals out in Metro Vancouver and the Fraser Valley - Brentwood and Lougheed town centres, Surrey City Centre, New West, and Metrotown.

This is great, more density for New West and a step toward completing the riverfront. I find New West has always felt more like a proper city than a vertical suburb like Burnaby. I expect that this project will help NW take further steps in that direction with the influx of people next to its downtown core, hopefully increasing the number of quality restaurants/breweries/cafés in the area. This is a necessary progression as urban amenities are so sparse outside of the CoV.

Wow this proposal gets me all excited once again! APPROVED!!

Will love to see a brand new skyline of downtown New West, especially taking the skytrain crossing the bridge.

There is still going to be pedestrian overpass near the old station over the tracks right?

Removing that without replacing it would be a mistake.
