sorry dude, still not sure what you're getting at..

having the podium right up to the sidewalk, or pulled back to match footprint of the rest of the building doesn't really change how much sun the site gets

as it stands with podium to sidewalk, the 2nd floor patio amenity space gets it all, which isn't a terrible thing.. but it does give the building an awkward feel on the street

pulling podium back to building would give it a cleaner feel from the street, but open up street space that isn't going to get much sun

moot anyways as it's done now.. just would have hoped some more thought would have gone into street life on this one given the prominent intersection it's on

The curve and having nothing south of WSP allows spring and fall afternoon sun to get to 109st/jasper.

ah, gotcha

there are still plans to build up those lots though?

no amount of patio sun is worth keeping those gravel parking lots around for

Only to be fully rebuilt in a few years. City's inability to get a head start on street scape improvements with new building construction is maddening. Its going to cost the city a ton more in the future, since the city could have got procura to put up the value in landscape repairs they needed to make towards the new construction and will be a significant inconvenience to the business that open up in that building and pedestrians.

^what I am hoping is that due to no LRT station there, they can leave the new Mayfair stuff alone.

Hey, not sure if this was asked but does anyone know what is going up on 106ave & 142st? They tore down a bunch of houses and now has a sign that says "Otto Capital Group"

City of Edmonton SLIM map says they rezoned those parcels last year to UCRH (Urban Character Row House). The had a demo permit, but no building permit as of yet. My guess...townhomes.

City of Edmonton partners with former U.S. president and Habitat for Humanity to build affordable homes


October 3, 2016

The City of Edmonton is partnering with former U.S. president Jimmy Carter and Habitat for Humanity to provide new homes for 75 families in the Edmonton area.
The City is donating the land for 58 of the homes which will be built in the Laurel neighbourhood in southeast Edmonton as part of the 34th Jimmy and Rosalyn Carter Work Project. The land for the project is valued at approximately $4 million. The City is also working closely with Habitat for Humanity Edmonton to coordinate civic services as part of the build. This could include providing transportation and a staging space for volunteers.

“Affordable and safe housing is integral to our city. It is essential to the well-being of individuals and our communities,” said Edmonton Mayor Don Iveson. “Edmonton is proud to be chosen as the key Canadian location for this international project that will see thousands of volunteers come together to build dozens of new homes in our city.”

The City has a longstanding relationship with Habitat for Humanity Edmonton. Edmonton is the largest Habitat location in Canada based on the number of Habitat homes built here annually.
President and Mrs. Carter are expected to take part in the build in Edmonton July 9 to 12, 2017. A total of 150 affordable homes will be built in Canada next year to mark Canada’s 150th anniversary of Confederation. The Carter Work project will also focus on Fort Saskatchewan and Winnipeg.

Recipient families spend 500 hours volunteering on Habitat build sites as their down payment. The family pays an interest-free mortgage with payments that are never more than 25 per cent of household income, which makes the homes affordable.

For more than 30 years, President and Mrs. Carter have worked alongside thousands of volunteers to build, renovate and repair 4,000 Habitat for Humanity homes in 14 countries, while raising awareness of the critical need for affordable housing.
