I put my money on a new Waterfront Station hub.

The fact that it is very well served by transit leads me to believe that it'll be multi-modal (i.e. Skytrain, Westcoast Express, Seabus). The fact that it'll be something very tall leads me to believe that it could only be downtown (the City would never allow one of the tallest buildings outside the downtown core). The fact that it'll be contentious also leads me to assume it'll be on the edge of historic district and probably infringes on a view cone or two (perhaps the City will allow an intrusion into the view cone if a large enough public benefit is included in the development).

Other observations and ramblings:
The origami tower proposal east of Waterfront Station has gone silent for a while now. There have been plans for a re-built waterfront hub for a long time but that has also been quiet. Upgrades to the North Shore seabus terminal are underway but I haven't seen any proposals for the Vancouver side. The Federal Government is keen to find legacy projects for infrastructure dollars. BC Government would love a project like this pre-election.

If it is Holborn's Bay parkade site, then obviously the proposal has no chance of being approved by this council, not even at 40% of the rumoured height, since that site is smothered by one of the city's more draconian 88-metre viewcones, something this council has made it clear it is unwilling to show any flexibility or thoughtfulness on. Given the city's recent series of reaffirmations of its obstinate and rigid approach to the viewcone guidelines, Holborn has to know this for certain by now.

Thus, it is either not the Bay parkade site or Holborn is planning to placate this council with a social/welfare housing project beyond imagining, the one thing that could tempt this council (which probably won't be happy until half the city is living in city-owned social/welfare housing) to flip-flop on just about anything.

Yeah, if you're talking height that won't be surpassed, the only site would be the Burrard Building site at Burrard & Georgia.

If Holborn proposes to demolish the Dunsmuir House building - that would cause a vocal backlash.
As far as I know, they do not own the Toni Cavelti Building on Georgia.
But as has been mentioned, the view cones would end up making the Bay Parkade redevelopment look a lot like IMBC's Main Post Office redevelopment
- so not unsurpassable.

The Safeway site has the most density (5.7 FSR) and height (24-storeys) in the Grandview Woodlands plan...hmmm, wonder who has partnered with Safeway/Crombie REIT to redevelop that one?

It'll be a very high FSR building for its height (ie not tall) at Broadway and Commercial. We ain't seeing a skyscraper, people.

Having said that, any development around B&C is welcome. Talk about an underutilized station.

Yeah, it should be our Yonge & Eglinton.

Instead, the densest transit hub in the region outside the downtown (with 2 Skytrain lines) will be at Lougheed.

Your posts crack me up. The genuine anger you articulate is hilarious, but you still hold on to some hope that, one day, one of these rumours might actually come true. As usual, in the end... disappointment.
