The malls connecting is very cool, as is the underground parking.

Big announcement by the IRS today. http://www.wlwt.com/news/irs-stateme...ility/41665144

The IRS plans to close submission processing operations in Covington, KY (2019), Fresno, CA (2021) and Austin, TX (2024).

This does not include all IRS operations in the Austin location, but submission processing is a large part of what is done there.

It's a long way away, but I wonder if the consolidation would allow for the IRS to relocate the remaining departments to a smaller location or downtown, and the current land on the NE corner of I35 & Ben White would be available for development.

I like the round windows, but those balconies are pretty bad. It actually reminds me of some of the skinny apartment buildings you see in Tokyo. The density is nice at least.

Based on the developer's portfolio, this project will probably fit in perfectly with the neighboring Hyatt House and Hotel Indigo.

I quoted my old post for context...
I just noticed in the CVC filing (attachment page 4) that this hotel will be a Hilton Home2Suites.

Unfortunately, it is a fact of life that every city needs cheap downtown options.

I just stayed at one last week -- not completely a bad thing, actually. Amongst the free-breakfast crowd, it's a standout.

It's the windows. They totally look like portholes. It's like 20,000 Leagues Under Brazos Street up in there. Dislike.

The design is a bit strange but it would be nice to see a building of that mass and height built there.

I didn't realize this, but the City Council gets to decide this week if Sutton's proposal for the Villas on Town Lake moves forward. With anti-growth sentiment picking up this is not a done deal. Plus, it's Sutton. So it's not a done deal even if the City Council supports it.

Thanks for that. Totally forgot about that. Also, the Grove at Shoal Creek dramafest finally goes to City Council on Thursday.

Community Impact as a short article about the Town Lake Villas project. The Shore HOA is opposing it because of traffic issues. But we all know that is BS because it's always about the views.

Austin Proper Hotel and Residences Breaks Ground

Quote:
Officials from The Kor Group joined other key project stakeholders in celebrating the official start of construction of the 32-storey Austin Proper Hotel and Residences. The 500,000 square-foot building at 202 Nueces Street will occupy the site of the former Thomas C. Green Water Treatment Plant, replacing industrial land use with 99 condominiums, 10 penthouses, and 244 hotel guest rooms.

5th & West would also be visible just to the right of Austin City Lofts and to the left (above the podium of) 360.

Making a complaint or expressing concern about traffic in what is supposed to be an urban walkable neighborhood (that is the point, is it not?) really deflates the concept and argument for urban development. It's like they're suggesting the argument they made for the legitimacy of urban development was bunk all along, but we all know that's not the reason. Traffic has nothing to do with it. They're watching their property values based on the views that might go away, but in an urban setting losing a view comes with the territory. The value and vitality of an urban neighborhood can basically be measured by how likely it is that a view will go away since after all, if a view is assured to be protected because nothing else would be built it is most likely a comment on the health of the market or desirability of the neighborhood.
