Overnight? How about a minimum of 20 years. The residential incentives/TIF should have been implemented much sooner. As far as I am concerned, we are beginning the revitalization only now.

Pics from today of the Fort Rouge Yards development (yes, I know that none of this is technically in the original "Yards at Fort Rouge" area plan, but it's still the general area):

^ Nice photos, Kirk! I'm glad that it's finally starting to materialize... I'm looking forward to some of the taller buildings.

Now that a competent developer has taken over, it's actually moving quickly. Hoping there's some larger apartment-style (and rental) buildings for the later phases as right now I think it's all townhomes for purchase.

I was thinking of DT residential development on my walk to work this morning. Ok, actually I was thinking of the East Exchange and the density creep in that area bit by bit over the past 3 - 5 years. In that time frame, we have 9 developed/being developed buildings:

133 Market
110 James
128 James
132 James
Sky II on Amy

and being developed:
Galpern on McDermot
New apartment end of Market
District Condos 139 Market
Pumphouse apartments looking to go

Notwithstanding in the north part of East Exchange:
YouCube
H20
62M UFO

reading about glasshouse in the Free Press today, it's how many of the units were sold in pairs and people made them 1200 sq ft instead of 2 600 sq ft ones (or similar #). I guess they were planning on targeting single urban dwellers but actually got couples (young and old).

Thanks for the detailed look and photos on the development going on in this area.
Great deal of progress most are not aware of.

I want to see a massive increase in spending on downtown infrastructure.

Growth fees coming to Winnipeg on Jan. 1, pending council approval

Um, if you want housing built downtown, yeah.

The report by CJOB includes "There are no exemptions for downtown developments", but let's face it: that will curtail any investment in the downtown. I have to think there WILL be a case by case exemption.

For example, Bowman said he'd like to see some form of exemption for infill development.

From that story - that's the most important piece.

If there are no exemptions, perhaps some of the funds could be used for direct incentives favouring infill projects.

That is not the Fort Rouge development. This land was purchased by Qualico after it was made surplus. Sunstone is building the first phase of fort rouge. Or whatever it's called now. Completely different site.

Based on that article, sounds like Sunstone hopes to take over the whole Yards thing. Its now called Jubilee Winnipeg. Or at least the part getting built is.

The difference in pace of development is amazing. Qualico bought that land years after GEM. Will be good to see both sites developed.

Oh I thought that that whole rail yards strip was the same property.

I'm very happy about this development, but it drives me nuts that they put to RT stops so close together, servicing the same area. There should have been one station right in the middle of the yards. What's the point of one so close to the overpass when there's going to be one right on the other side too?

^I think someone said on here a few weeks back that there was some sort of new business moving in. Can't remember the details.
