Yeah, I lived about a block away until just recently. What I mean to say is that the built form in that area is hardly characteristic of downtown. Technically it's part of Uptown in so much as it's part of the Uptown Growth district in the city's OP, but I think it's a bit disingenuous to post a photo of the site and say it's downtown, since the built neighbouring built environment clearly isn't.
You are right that the street frontage is hardly inspiring. Considering the opportunity they had in developing the barrelyards, it is a bit disappointing what they built here (CIGI is a much better example of brownfield development kiddy-corner to this). In fairness to the developers, though, the building has only roughly a 5m setback from the road ROW here, which is mostly, if not entirely, taken up by the patio. The grass strip is actually reserved by the region for future expansion of Erb St.
