Cold as per your post - is this project actually "in design" as in Construction Documents? Or is this Pre-Design? for purposes of securing capital etc. I don't recall this project being approved by COE is why I am asking.

Anyone know if The Edmontonian is still around? Or was the project declined.

That's a stinkload of podium for what isn't that big a project overall. Again, how hard can it be to podium (yes, I used it as a verb) elegantly? It's not like that's a sloped site.

Cold, That is an RA9 site. Was sold off by FirstCapital a couple months ago.

I liked. I guess it got rezoned to a DC1 this spring under the corridor study for 104th: http://webdocs.edmonton.ca/infraplan/Zoning/bylaws/intercept.asp?SearchFile=bylaw_17595.htm

It falls within Sub-Area 1, which is a height limit of 50m.

List off 3 key things a well designed podium for a 20 - 30 story tower should incorporate. GO!

^ My answer would depend on the place it's located... ie: what is near by, what is permitted by zoning, what type of tower is it? Res/Com/hotel/combo?

Sorry should have said, run of the mill mixed use 20/30 storey.
I'm looking for 3 common features that would be considered a must.

If anything, don't consider anything a must. Everything has to be sensitive to the site, its surroundings and the market at large.

For example, retail is usually touted as a must but I've seen countless podiums with zero demand from retail/commercial users. You usually see these podiums demanded by planners using ideologically-driven supply rationale that have no economic foundation. In the end, it increases project cost that the developer will try to off-load on the other components to recoup his costs on the uneconomic component (e.g. residential), hence driving up the end-unit pricing. One of the many examples how planning-driven demands negatively impact housing affordability.

GWL purchased it. Not sure where they are at with respect to moving forward.
