Do they only have that one location on Osborne St. S.?

Yeah, one of the nicer retails out that way.

When I was friends with a guy we went about twice to Luxalune, now Closed.

As a Summer project I've been compiling a list of businesses and apartments and such in the South Osborne neighbourhood.

Some are 4 (Very Good) condition, while others are a 2 (Poor). Only one property, 270 Morley Ave. (Rubin Block) is a 1 (Very Poor). Is the Rubin even open now, after the 2014 major fire?

In the process I'm learning LibreOffice Calc & Base a bit more.

So far have counted ~109 properties (not incl. the church and the cemetery).

Besides the Winnipeg Transit Base, assessed at $17 M, the only one higher in assessment is 360 Osborne on the Red at $20 M.

It's places like the Audrey Apts. and the Nicholas Apts. where the signage lettering is literally falling off of the building that causes me concern.

695 Osborne St., TradeMark Homes / Academy Athletic Center was recently completed. Beautiful modern building there.

Or you have the Esquire Apts ($2.391 M Assessment)...nice on the outside,...but right across the street is another apt. block, the Maplewood Apts. ($1.133 M Assessment) where the fencing is all rusted and bent.

Ok so that was 15 years ago.... do you know what inflation is?

When I started working in restaurants 10 years ago minimum was $7.60 and as a setter I didn't get tips. What's your point?

Also, on Blind Tiger, having a gimmick like that is kind of stupid when on your first day open you're on the news advertising your "hidden" restaurant. Ok idea, terrible execution. If you want to do a hidden/speakeasy type place, a spot that big in a residential neighbourhood is probably not your best bet.

For a while The List had The Wedge Sandwiches doing their food, now it's just The Wedge; it probably won't make it to winter. It's so unfortunate how the city gave these young entrepreneurs the runaround when they were trying to open, destined to fail from the start... so hard to make a go of it here sometimes.

Granted, it was more of a small nightclub/lounge than a restaurant, but they put a ton of time and money into that building. Sad story. Hopefully someone will open something awesome in there if/when it closes for good; the building looks great now.

The List and The Wedge were always the same ownership though.

I hope they turn out well. Kids got some entrepreneurial chops, hopefully the market rewards them

There was an article just last week in WFP regarding The List. Can't get behind the pay wall at the moment, but here's the link:

^Yeah I give Peter props, he's got hustle. He does have a huge team behind him as well. Also, the Studios moved to Toronto because they weren't making money here. "The List" sign has been taken down since that article was written and it's just an Epic Wedge sign now.

Noticed this sign in a vacant space on Portage Ave across from University of Winnipeg. I am guessing this is a franchise or chain operation? Good to see something other than a storefront office going into this space.

^That's good. It's funny, U of W renovated that building and had some sort of services in it for maybe a year and already moved it somewhere else. Hopefully this place is good and lasts long. It's too bad no thought was put into the sidewalk out front there that it'd be hard to have a patio... so many things spaced out that there's really know room, even though there could be.

The black drywall is not the finished product, correct?

Those grey/black panels are the finished exterior of the building. They were put on the building a few years ago when UW renovated for their offices.

^I don't know for sure, but I don't think the building is owned by U of W. That building and Stella's reno'd at the same time IIRC, and it appears to be the same materials, just different colour. So it's probably a landlord that owns them both and went cheap, maybe even the Stella's owner.

No, the UW did not own this building. They rented it for a while and did a reno of the the exterior and interior. It housed the campus living department for a while. They vacated and relocated to the Rice Centre across the street, I believe.

I'm pretty sure Stella's Bridal was renoed a few years before the campus housing building.

^ It would be nice to see that block redeveloped... that single-storey commercial block that looks like it must date back to the 50 is due for replacement.

While it would be nice to see that eventually yes, it's probably one of, if not the only, fully occupied block on Portage with CRUs the entire way. Pretty much all local too (Subway is locally franchised) and the Menno Simons College. It's at the bottom of my list ATM.

The multistory building on the corner could be an expensive and difficult purchase to make. I think the first two floors are used by U of W (Menno Simmons College) but two or more floors are actually private residential condos.

As for the CRU's I am not sure what is currently in the former credit union space on the side street behind Subway but it is definitely part of that same block as is the surface level parking lot behind them.

^ There's nothing wrong with the condo building at the corner, that one is fine. It's the old single-storey building(s) that I'd love to see get redeveloped.

^^ It might make more sense for the developer to take on the whole block including the building on the corner. Could likely buy it out for units in trade but at what cost. Pretty sure U of W would be an easy buy.
