Well, yeah, just because you're poor doesn't mean you're on crack and runnin' with a gang. I drive through this area often, and most people living in these houses are fine. Most take care of their homes the best that they can. But there are enough "bad apples" to ruin the entire neighborhood.

East of Peoria is quite impressive. I remember there being seedy motels, trailer parks, a closed bowling alley... it's come a long way.

BTW, I didn't know that Cypress Real Estate Advisors aka Argyle Residential was still interested in Denver. Well, guess they are.

What does the Jesus fish on that sign signify?

EDIT: I'm loving all of the photos in this thread! It's been a long time since we've had a big photo dump (although Ryan always holds down the fort over at DI). Very nice!

I live nearby and don't mind. 17th is surprisingly low rise, given its proximity to downtown. Hopefully the materials used will result in a nicer building than the one you're referring to

Private security now live and reporting for duty on the 16th Street Mall.

Will be interesting to see how this works out. I think it might be a decent solution - they are just eyes and ears and call in the real cops when trouble hits.

The problem is the parking and associated cost with small lot condos. It would have to be below-grade to satisfy the amount of parking the nimbys would want (in these neighborhoods) and frankly what the market would want as well. The townhomes for the most part all provide 2 car garages.

Plus the fee simple nature of these townhomes. Don't see them going away. Hopefully they will engage the street face better though which would inevitably cut down on the number of units you could squeeze in.

Does anyone have renderings of whatever is happening at 41st and Tennyson? I've expressed my "build baby build" sentiment in the past, but this is the first building I've seen that stopped me in my tracks for it's pure ugliness (at least at the current incomplete stage). It just looms over the block in a really weird way... I'm hoping it's going to come out..somehow...better?
