I was mostly getting at the fact that yes the parks are expanding, but imp it will be at least 20 years before you see a building built on the other side of the TCH. The argument being that people don't like industrial areas expanding close to their neighborhoods, but I would have to say that Dieppe is closer to annexing Memramcook then they are annexing Scoudouc. It seems like a non issue to bring it up at this point.

Regarding the controversial rezoning request by MID for the lands south of the TCH and between Elmwood and Harrisville:

To be clear, this is the area we're talking about - indicated in bright red on this map.



According to the T&T, the rezoning is for a Business Park (currently zoned as Highway Commercial.

The concept is for:
- 50 commercial lots
- average lot size two acres
- tenants would be mostly small wholesalers, selling to other businesses.
- no manufacturing, fabrication, warehousing, distribution or bulk storage.
- there would be a 70 metre treed buffer between this business park and the Sunny Acres residential neighbourhood where the rail spur to Caledonia lies. This buffer however would only be 20 metres wide between Filles de Jesus Avenue and Queen Mary Road.

The concerns of the Sunny Acres residents mostly has to do with traffic, noise and smell. Since the concept is mostly for small wholesaling businesses, I can't imagine noise being much of an issue. Traffic could be a concern, but if the access is mostly via Filles de Jesus, this would bypass Sunny Acres. The smell issue was brought up mostly because of a pre-existing asphalt plant on McAleese (which has nothing to do with MID in the first place). There would be no other similar businesses allowed in this rezoned area.

This asphalt plant is most unfortunate. It was one of the principal offenders forcing Ecole Champlain to relocate. Too bad it's grandfathered in it's current location.

The Sunny Acres residents would prefer this land to remain wooded, but since this is a growing area of the city, I'm not sure this is practical. Also, the location of this land, wedged in between the TCH, the CNR mainline and a rail spur to Caledonia Industrial Park makes it prime land for business development.

Hopefully some accommodations can be made for the Sunny Acres residents. The treed buffer sounds good. A strong assurance that future rezoning to heavy industry will not occur would be helpful. I also wonder if the residents couldn't be offered a carrot such as a direct walking/biking trail connection between their subdivision and the Humphrey Brook Trail on the south side of the CNR mainline. This is something the city itself could invest in (perhaps with a contribution from MID).

I thought i read somewhere they access would also be thru Queen Mary?

There appears to be no planned access from Queen Mary at all........

It's far fetched, but what if they extended Caledonia road south across the TCH following the tracks on the east side. Build and overpass over the tracks and the extended road and kill two birds with one stone (traffic problems & and an at grade rail crossing on the TCH.

Too expensive and too close to the Elmwood Drive/TCH interchange.

If traffic to the new business park gets too problematic on Filles de Jesus (I doubt that will be an issue), there will eventually be a connection through to Harrisville Blvd, which will naturally funnel truck traffic through to the Caledonia and Dieppe industrial parks.

Question for the east enders out there in the forum:

What's going on with the McLaughlin Place development on the SW corner of McLaughlin & Morton? There's been lots of earth moving going on, but I don't see any foundations in the ground (at least driving by). Has construction stalled??

The UdeM retirement home project across the street is going great guns, but McLaughlin Place seems kinda moribund. What gives??

Indeed! I drive by everyday... They're always seems to be activity, but still no concrete. I'm guessing ground prep has been a lot more work intensive than anticipated. There's been some major drainage work done, as anyone can see while driving on Morton.

Across the street, well... I'm glad they put brick cladding on the main building, but I'm afraid this could still belong in the Ugly Canada thread.

I been wondering the same thing i drive through here every morning.. the same excavation company has been there all summer they seem to be pushing dirt everyday.. but they are working more back towards the stadium now. I am wondering if they are building out that small side street, and potentially even prepping for another apt building.

Last year, there was some chatter on the [Moncton] Northwest thread about Zombie Manor, a haunted house attraction purchased by some Moncton entrepreneurs from an ownership group in Texas. They were supposed to open somewhere in the Magnetic Hill neighbourhood, but nothing ever came of it.

Apparently, this attraction will open this year (mid September) at McEwan Airfield on Elmwood Drive.

Nice shots. Looks like it will be ready this year if they can keep going at the pace there at.

That actually reminded me Does anyone know whats going on if anything about what is Happening at the corner of Morton, and McLaughlin Since they seem to have no work done, and the signs on the fence say there opening 2016. But from what people have said they do not see it happening unless there going prefab.

Opening September 23rd at McEwan Airfield on Elmwood Drive. Tickets are $24.00.

Machines are back to work at McLaughlin & Morton. Didn't really see what was going on. Lots of dust. Maybe more earth moving.

City council has given final approval for the new business park off of Filles de Jesus south of the TCH.

To appease the residents of Sunny Acres, they have agreed to widen the treed buffer adjacent to Filles de Jesus.

Presumably roadwork will begin next year. I wonder if they have any prospective tenants yet?

They've poured a few curbs here and there. I could see a few metal stakes in the ground, but I'm not sure if it's for more curbs or if they're prepping for foundations. Either way, activity seems to have restarted.

Don't know if it was mentioned before but there is a mini tower crane (similar to the one @ wingate Dieppe) set up now for Halls Landing phase 2 on Lewisville Rd.

This is a high quality development, glad to see them doing well
