Perhaps, but between the west end, northwest Moncton and Riverview, most of the metro population lies to the west (probably a 60/40 split).

Attended last night's council meeting that discussed the rezoning of the lands needed for the proposed industrial park.

Council basically ignored citizens objections and passed the changes. This was the first reading, so there is still hope council will listen to the concerns and scrape the proposal.

It was an eye opening experience. The relationship between MID and city council feels like a rubber stamp process. If MID wants it, it's going to get approved.

Im a bit confused as to which area you are referring to. MID is out by Berry Mills, or are you talking about Caledonia?

MID wants to build a new industrial park behind the new Sobey's across the tracks.

That is actually an expansion of CID

MID has been expanding just off Berry Mills Road.

MID = moncton Industrial development

The organization in charge of monctons large industrial areas: CIE (Caledonia Industrial Estates) and MIP (moncton Industrial Park).

ok all these acronyms lol anyway. I 100% agree that the industrial park sobeys on elmwood drive is such a bad area. That area should be residential or even park land. Even extend the industrial area West of Caledonia if necessary or plenty of land between berry mills and Allison.

I remember seeing a proposed zoning map of the area sometime in the past.

I'm under the impression this is supposed to be more of a business park/light industrial area rather than a full fledged MIP/CIE type industrial park. Also, while access will currently only be off Filles de Jesus, I believe all the land to the north of the CNR mainline (between the railway and the TCH) is to be zoned light industrial/highway commercial. There will be a roadway connecting Filles de Jesus all the way through to Harrisville, so ultimately, most truck traffic accessing the area will presumably exit the TCH onto Harrisville rather than going down Elmwood to Filles de Jesus.

I'll see if I can find that proposed zoning map this weekend sometime and post it.

All of the land north of the rail line and south of the Trans Canada is already zoned Highway Commercial. The land at the southern end of Harrisville is as well.

Given the land in question is completely surrounded by rail lines, rail spurs and highway, it isn't exactly ideal land for residential or parkland. With excellent visibility along the highway and good transport access, it'd be a great area for a business park.

You may think it's a great area for a industrial park, but when I purchased my home, it was not zoned for that purpose.

All our tiny community of Sunny Acres is asking is that Moncton council stop shitting on us. They want to surround us totally by some sort of commercial development. No where else in Moncton would this be tolerated or considered.

Nowhere else in Moncton, are they wanting to build an industrial park in full view of an existing subdivision.

There have been lots of mistakes in this area. LOTS! The biggest one being the subdivision should have NEVER been approved in the first place. That mistake should not give them the right to keep dumping on us...

Something to think about...5 years down the road, sales are not going as planned. Someone comes up with the brilliant idea of, "hey, let's rezone it to light industrial. It's already highway commercial. No big deal." This is a distinct possibility.

Totally Agree. My understanding is they want to also extand queen Mary to connect to this new Industrial park. Crazy!

My impression also is that it is "businesses selling to businesses"... like you see along Dieppe Boulevard where it comes down from the 15.

It's sad but everyone who lives near an industrial park feels the same way. All the Greater Moncton Industrial parks are looking into expanding. Look at MID West, and the DIP trying to expand opposite side of the Highway Between Highway Highway 15, and the TCH. It's the same everywhere around Moncton.

Please explain. Never have I heard of Dieppe industrial park wanting to expand across highway 15...that's actually not even in Dieppe at that point, it's Moncton and its zoned commercial.

The way I have understood the issue The City of Dieppe is/has put in a request to the province to take over land east across the TCH just outside of the City of Moncton Border In Painsec Junction, and there reason behind this is that there Industrial park is filling quickly, and they would need that land before it does so Expansion can continue promptly.

The city of Dieppe wants to expand north of the TCH yes. But I'm not sure it is 100% to do with the industrial park. Take a drive out to the end of aviation Blvd. it's pretty empty. They actually have road blocks so you can't drive to the end of the road cause there is nothing there.

I agree, Dieppe wants to expand across Rte 2 (not Rte15), in the vicinity of Painsec Junction. This however won't happen until a new interchange is built across the TCH to the east of the existing cloverleaf. These are long range plans, probably 10-15 years out, but yes, that is Dieppe's ultimate goal.

As for josh's concern, I do believe that Dieppe plans on further expansion to the Airport Industrial Park out that way (on the other side of the TCH), probably with additional residential beyond that. The ultimate evil plan being to grow out to and ultimately annex Scoudouc.
