Long time reader, first time poster. Lived in CO since 2005 and had a couple thoughts yesterday driving south on Speer into downtown. The transformation of LoDo and Union Station over the last 10 years is incredible, and the Confluence might be the most impactful project on the skyline and urban form currently under construction. Obviously 1144 15th will be taller, but the Confluence has such great prominence.

We really need a big photo update. But not of Union Station. Went there for the first time since it was done and the bus terminal is U G L Y!

It's been open a couple of years now!! I think it looks nice and clean.

Yea It is cheaper to drive than take light rail when you have a group of people. And I drink on the Broadway stretch now cause I am to old to be around all those retarded minors in LoDo.

The yellow tiles and general design make it look like barf trapped in time. The layout isn't very good either. It kinda forces you to go through the bus station because the above ground doesn't look like it goes all the way through and is really narrow walk area. Just all around crap.

I just saw this post in the Post about a development in RINO from 40th to 43rd along Brighton. I don't recall seeing anything about it here before though. Anyone know anything? The article was not forthcoming.

Walked it today. All the construction means that roughly 3/4 of the sidewalks are fenced off. It certainly isn't clear if it goes through- especially if a group is composed of shit-faced Millenials.

Condos are coming back to Prospect

From DenverCityScape:

8/11/16 - Vukota Capital of Greenwood Village is planning the development of a 179 unit condominium building at 2980 Huron Street in the Ballpark neighborhood. The 13 story building named Union Place, will also include third story and rooftop amenities, ground floor retail space, and structured parking for 270 vehicles. The project architect is Shears Adkins + Rockmore of Denver. A project sales office should be open within the next few months at 21st and Wewatta Streets. A website is also up and running - www.unionplacecondo.com. Here is a rendering of the building:

Based on the renderings, it was always assumed to be in Prospect Union Station North. Glad it is now confirmed and we will see something that takes advantage of the zoning.

When you draw it like this you can VE the facade materials to orange spray painted cardboard without having to update the rendering.

DenverRealEstateWatch has this story about the Lakehouse at Sloan's Lake. The design looks pretty good.
