The time span also includes Provincial input on the construction. That is what was pitched to the Hampton Inn when it was built on Mapleton and still no improvements from NB nor the City. I do know that contact has been made again on this because of the impending development at 777 Mapleton.
That, if anything really has any bearing on how Costco cares about ease of access, should help keep Costco off of Mapleton and not Harrisville.
With the continued growth north of the TCH interchange pressure is on the City and Prov to upgrade Mapleton more....a shorter expanse than what Harrisville would be.

So I cut & pasted the Guelph Costco on the corner of Mapleton Road & Norwood Road. Was also thinking, if they put a roundabout at Mapleton/Norwood/Queensway & put a median at the on/off ramps like the did on paul street, that could work. For example you'd come off the highway, loop around the roundabout, and head back under the overpass.
Thoughts on both ideas?

Hey now! I spell traffic chaos as "Wheeler & Lewisville" haha
The roundabout would be to fix the problem as is. The Costco was just an idea I had for keeping it in the area. I'd rather see them put a pile of money into the Mapleton interchange, than a pile of money into that AND harrisville. At least this way, perhaps the work on harrisville wouldn't be as dire.

So I was looking through Crombie REIT's leasing holdings and came across these holdings. Apparently they own all their locations?

Crombie is the retail arm of Sobeys family. The sites you just mentioned are all Sobeys stores.

The Killam Dr Roundabout is sooooo bad, and I know it's not the roundabout but the idiots behind the wheel. But hey it should be a hint that roundabouts don't work in Moncton. I wish there was a camera at that spot.

Safety wise, the Mapleton interchange is most dire. Traffic wise, I would say the Harrisville/Dieppe blvd overpass is most urgent. Safety has to come first, but both need to be done asap.

The major problem I find in the latter area is truck (slow moving) and commuter traffic. Right now, we only have a Kent and few other commercial businesses. Add a Costco and any future development that will surely come and you add a lot of shopping traffic.

As a possible short term fix and way to alleviate some of the transport volume, I'm wondering if we could limit their access to local deliveries only. They would be forced to use the highway 2/15 interchange to connect between industrial parks. Then again, trucks would still be using the overpass in question to get to the Dieppe Industrial Park...

I am not adverse to roundabouts, although I find multilane roundabouts somewhat confusing.

In your example below josh, I think I would rather have the roundabout at the TCH off/on ramp rather than at the Mapleton/Northwood intersection.



I think this could facilitate traffic exit off the westbound TCH off ramp. To be symmetric, you could have a second roundabout on the south side of the TCH/Mapleton interchange too. Nova Scotia has been putting in a lot of roundabouts at their highway interchanges over the last 4-5 years. I generally dislike them, but this might be a special circumstance where it might make some sense.........

Here is my idea. Extend Northwood to Gorge, and realign Queensway and the TCH ramps. Queensway would eventually extend to McLaughlin but for now only needs to go to the ramps. Any of these junctions could be a roundabout, depending on traffic needs. Notable development areas are in blue but should be taken with a grain of salt. The main advantage of this plan is traffic effectiveness, due to the separation of the intersections. The main disadvantage is land acquisition, especially at Gorge where a huge amount of land is owned by Crandall University.

I did think of that. As a compromise, the existing WB on-ramp could remain in place until traffic or condition necessitates widening the overpass.

Not sure if there is any validity to this or not. But a couple of Cabela employee's told me today that Jack Astor's was going here. Maybe Jack Astor's got tired of waiting for approval of the plan north of the TCH.

I doubt it. This site is way too big for Jack Astor's (unless it is going to be part of a larger development). Also, the pad in front (at the SW corner of Cabela's Court & Mapleton) was designed to be a restaurant pad. If Jack Astor's was to be part of Mapleton Crossing, this is where it should go - much better visibility from Mapleton Road.

Mapleton Crossing would make a lot more sense for a Jack Astors vs. that shown on the new Queensway/Mapleton development. I have never seen a highway stop with a fresh casual restaurant? I am not sure how much visibility or traffic that site will draw, as it is kind of out of the way and out of sight having to back track up Mapleton Road into a residential area? So placing it beside or in the same development of a large retail draw like Cabela's makes a lot more sense. And with the recent ground breaking of Ikea in Halifax maybe it is good timing for one of these new depot smaller type Ikeas at Mapleton Crossing to serve Moncton, SJ, PEI, etc. An Ikea and a Jack Astors would make a lot of sense at Mapleton Crossing.

I'm aware that Empire Company owns both Sobeys & Crombie. What I was pointing out is that A) I wasn't aware that Crombie owned ALL of the Sobeys in metro Moncton & B) they even own the ones in Northwest Centre (Plaza REIT) & CF Champlain (Cadilac Fairview)

Most importantly this means that Cadilac Fairview doesn't have control over the Sobeys in the mall, or so it would appear.

This plan makes he most sense and I've thought of it myself, however I was taking the extra cost into consideration, and that you would have to widen the overpass to fit the merge ramp going back on the highway. This is why they've never put the off ramp next to the off ramp @ mountain & trinity.

Jack Astor's & Milestone's

Here's a little thought experiment.

Let's say that both Jack Astor's and Milestone's have decided to enter the Moncton marketplace. Milestone's is not speculative in this regard - they've been looking for a local Moncton franchisee for quite some time on their website. Jack Astor's is less certain.

If both restaurants have decided to come, this might explain what's going on downtown, at Mapleton Crossing and at the new Holiday Inn development on Mapleton Road.

I betcha there are several developers fighting over these franchises, and this explains the confusion as to where they are going to set up shop.



We have this proposed building for Main Street where the firebombing occurred over a decade ago. The developer basically stated that he was in negotiation with a higher end national restaurant chain to become a tenant in this building. Several members of SSP noted that the styling of the outside of this building matched Milestone's.

Something has since happened. Construction of this building should have started by now, but the lot remains vacant and boarded in.

In the meantime, the proposed Holiday Inn development north of the TCH on Mapleton Road has been announced. One of the components of this project is a building containing two national chain sit down restaurants.



Members of the forum have rightfully pointed out that the styling of the two restaurants would fit Milestone's and Jack Astor's. Could it be that the developer of the Holiday Inn property has lured Milestone's away from the proposed downtown location?

Now we have this unexpected site preparation occurring at Mapleton Crossing next to Cabela's.



Nobody knows for sure what's going on here, but some workers at Cabela's apparently told a forumer that Jack Astor's was going to move in there. The construction site is too large for a Jack Astor's but it could be part of a larger development......

So - my suspicious little mind thinks that both Jack Astor's and Milestones are destined for the city. The only question is where will they set up. I think the downtown has lost out. I think Milestones will definitely be part of the Holiday Inn development, but that Jack Astor's might be in play either for there or for Mapleton Crossing.

It will be fun to see if my suspicions are correct.

A coupla downtown merchants have told me the Vietnamese investors in the downtown restaurant have pulled out so that development ain't happening, at least for now.
I don't know these two merchants well, so take it for what it's worth.

You also can't forget that there is a rumoured Baton Rouge restaurant going into the Mall where Tommy used to be!
