Drexel Square and Bulletin Bldg should begin renovations in the next month or so if I'm not mistaken.

I will be a senior citizen by the time this 20 year project completes (if it completes on time that is).

An upgraded SEPTA headhouse is also in the design phase. Hopefully the tunnel to 30th Street Station will follow shortly thereafter.

They have also said that the first office building will likely launch next year.

Zoning changes — high density, mixed use — proposed for parcels near 30th Street

Quote:
A bill has been introduced in Philadelphia City Council that would rezone parcels along John F. Kennedy Boulevard and Market Street near 30th Street to allow for high-density, mixed-use development.

The zoning, if approved, would lay the groundwork for Schuylkill Yards and an innovation zone that Drexel University and the city have envisioned for that area.

The sites are currently zoned industrial and the bill, sponsored by City Councilwoman Jannie Blackwell, moves to change the zoning to CMX-5, which allows for the density of buildings such as nearby Cira Centre or Comcast Center as well as a mix of uses such as residential, retail and hotel. If passed, the new zoning would become immediately effective, and pave the way for new development.

Brandywine said in Securities and Exchange Commission filings that it would spend the next 18 to 24 months primarily to obtain zoning, land-use and other approvals and to develop a park area associated with Schuylkill Yards.

The $3.5 billion project will be developed in six phases on 10 acres of land Drexel owns around its campus and be built over a 20-year period. The first phase is expected to begin during the first half of 2018 and consist of a 700,000-square-foot mixed-use facility of which office space will account for at least 60 percent. Construction of that structure is expected to be completed by the fourth quarter of 2019.

Rumors have already started to pick up on which companies might find a home in Schuylkill Yards and one that has emerged with some frequency is Spark Therapeutics, which would reportedly consider taking space in the former Bulletin newspaper building that Drexel owns at 3001 Market and possibly eventually moving into space created by the Schuylkill Yards development.

the headhouse for the subway at 30th? That was replaced less than 10-15 years ago. I'm not aware of any projects scheduled for that station. 40th street is getting elevators as is 8th street. SEPTA Key related work has taken place at 19th and 22nd street stations for the trolley.

Council member introduces zoning change for Schuylkill Yards project

Quote:
City Councilwoman Jannie Blackwell has proposed legislation that would rezone an area west of 30th Street Station to allow the earliest phases of the Schuylkill Yards redevelopment project planned by Brandywine Realty Trust and Drexel University to begin.

The legislation was introduced by Blackwell, whose district includes the development site, and referred to the council's rules committee on Sept. 29, according to the city's website.

The bill would change the zoning of the area occupied by the Bulletin newspaper building and its parking lot, as well as a section just to the north across John F. Kennedy Boulevard, from industrial to high-density commercial-mixed-use.

Brandywine and Drexel have said they hoped to begin the Schuylkill Yards project, which is to eventually involve the development of about eight million square feet of mixed-use real estate, with the conversion of the Bulletin building's parking lot into a landscaped open space, followed by the renovation of the building itself.

The development's first new construction project would be a tower of labs and offices on the parcel to the north, the partners have said.

Well, they announced it at the 30th Street Station District Plan press event. Otherwise you just have to take my word for it.

Not much new info. Only concrete stuff was the Drexel plaza/Bulletin building renovation comes first (which we knew) and that a tower opposite Bulletin across JFK comes next (which may have already been public).

The decision to rezone three plots for the first phases of Schuylkill Yards has been delayed by the Planning Commission as they would like to hear more detailed plans from the developer (i.e. Brandywine) on what they're planning.
