Love it!! It's nothing earth-shattering design-wise but it's simple sleek and elegant and I think a nice contrast to the postmodern tapered tops that dominate Atlanta's skyline.

OHM Atlanta will call the project 98 Fourteenth Street and wants to break ground as soon as it receives approval from Midtown and city of Atlanta officials.

Article indicates they have a number of leasing agreements awaiting final signatures.

  • 98 Fourteenth Street


    Olympia Heights Management (OHM) made an initial presentation to the DRC in April 2014 and obtained approval to move forward with site improvements for their master-planned development located at 98 Fourteenth Street, commonly referred to as the former "Symphony Site." They returned to the DRC on Tuesday, July 12th, to present plans for the first phase of the project - a 74-story tower comprised of 382 luxury residential units, 180 corporate suites, 60,370 SF of retail, and 825 structured parking spaces. When completed, the tower 920-foot tower would be the second tallest in the City, behind Bank of America. The project was well-received by the DRC who acknowledged its clean, modern lines, elegant proportions and timeless design. Comments from the committee focused on practical concerns such the provision of ample stacking space for vehicles to facilitate efficient valet operations. The committee also encouraged the development team to seek out exceptional, destination-oriented restaurateurs to capitalize on the premium location and potential for unique outdoor dining within the rooftop garden directly accessed from Peachtree Street.

  • SLS Atlanta Hotel & Residences

    Trillist introduced a new luxury hotel project under the SLS flag at the July DRC meeting. Located at the intersection of Crescent Avenue and 13th Street, the proposed 42-story tower would contain a podium with 12 levels of parking, 14 hotel guestroom levels (213 keys) and 16 residential levels (56 units). The DRC commended the development team for their collaborative approach in working with adjacent property owners to create a central service area that would reduce the need for curb cuts. The committee also noted the applicant’s artful approach to activating the streetscape around the base of the project, but they stressed the need for editing to simplify the myriad opportunities for creative engagement within the pedestrian realm. Strong elements of the design included a public terrace at the hotel entrance which creates an outdoor living room and provides a buffer between the porte cochère driveway and Crescent Avenue sidewalk. The applicant requested several variations and was asked to revise them for clarity prior to the DRC making a formal recommendation.

  • 1138 Peachtree Street

    Trillist presented an update to their planned project at 1138 Peachtree Street, which complements their hotel/condo project across the street on the west side of Crescent Avenue. Together, the two projects reinforce Trillist’s vision for a unique pedestrian experience in the Crescent Street area and they create the opportunity for connections into a future Midtown Art Walk contemplated along the Peachtree Walk corridor. The proposed design features a 45-story residential tower fronting Peachtree Street (323 apartments) with three levels of retail at the base (21,500 SF). Retail/restaurant space would be accessed both from Peachtree Street and Crescent Avenue. Over 600 parking spaces would be provided in a ten-level deck located on the Crescent Avenue side of the property. The overall design has evolved in a positive direction since the previous version submitted in January 2014. In particular, the elevations are more refined, consistent with the sleek modernism of the proposed hotel project across the street. The committee was receptive to the upgraded finish materials on the exterior and recommended support for the project.

It would seem so in order to break ground without the guarantee of a certain percentage of pre-sales. There have been several projects that have wanted to do condos but the banks were just not interested. There have been no new condos in Midtown under $600,000 since probably 2008. Maybe the timing is just right for a big condo project.

That's an awful lot of high - end condos. I wish we could get something in the mid-price point.

At any rate, it's hard to imagine how different 14th street will be with this explosion of development, all within a couple of years.

On another note the Midtown Alliance development tour now lists the Hampton Inn, the Northside medical building and 1270 Spring as under construction but still has Alta on the park as proposed.

Several Midtown projects will complete construction this year but it does not appear that the pace of construction will be slowing down at all. Quite a few proposals are inching toward construction this year or early next year. Not to mention that OHM would like to break ground on 98 14th this year if all goes as planned (which virtually never happens).

Yeah I edited to include 98 14th but I didn't know the developer had given a timetable on 1138 Peachtree or SLS. I believe they both have to go back before the DRC to clear up some issues.

Atlanta Awarded $10 Million TIGER Grant for Martin Luther King, Jr. Drive Innovation

Mayor Kasim Reed today announced that the City of Atlanta has been awarded a $10 million TIGER grant for the Martin Luther King, Jr. Drive Innovation Corridor Project. The TIGER grant will fund mobility, safety and aesthetic improvements on the seven-mile road from downtown Atlanta to the western limits of the city, enhancing access for the thousands of people who live, work and travel along the corridor.The Martin Luther King, Jr. Drive Innovation Corridor Project is the first of its kind in the U.S. The improvements to the seven-mile street will include synchronized traffic lights, new sidewalks and a multi-use trail with new landscaping, historic signage, street furniture, upgraded crosswalks, distinctive paving with ADA ramps, public art displays at major intersections, improved medians, new street lighting and a pocket park in the median of the road. The project will provide new mobility options and increase access to transit, employment centers and services along the length of Martin Luther King, Jr. Drive and will improve safety for all users of the corridor.Earlier this year, the Atlanta City Council passed legislation authorizing the City to partner with the Georgia Department of Transportation to begin resurfacing along the seven-mile corridor, allowing the City to further extend its resources. The total cost for the full Innovation Corridor Project is $22.9 million; TIGER grant will cover just under half of the full cost.

Cousins-Integral project eyed for MARTA's Arts Center station

Rumors are that this will be an impressive (from an urbanism standpoint) multi-tower project.

MARTA enters negotiations for four-tower project at Midtown's Arts Center station

MARTA expects to spend the next year negotiating a term sheet with Cousins and Integral. A project could break ground in about two years.

“It’s a complex project that requires a development team that has significant experience in this space,” Parker said. “It’s not just a project that anyone can take on.”

Arts Center “is going to be a transformational redevelopment opportunity,” said Noel Khalil, CEO of Columbia Residential.
