Thanks skyscraper_inspector for that pic of 1138. What I really liked (not clearly shown in that rendering) is how the line created by the recessed colored balconies continues around the edge of the building. It creates a really neat design when the building is viewed from a 45 degree angle.

I like how 1138's design kinds of feels related to the SLS Hotel/Condo, but still different enough.

Buckhead submarket must be looking shaky, Related knocked down the number of units on their Stratford project from 389 to 362 in their new construction permit. Wonder if it will still be as tall, per https://www.bisnow.com/atlanta/news/mult...forward-on-buckhead-tower-62590?rt=21696

Anyone know if there will be a public pedestrian walkway connecting 13th streets at all? While the parcel for 1138 is small, that's a tall block to walk around. Can't wait to see more of the designs for the project, looks solid.

98 14th's street level engagement seems subpar from the renderings, which fits in well with the area (unfortunately). I do like how the DRC pushed for authentic, local restaurants. I want experiences I cannot get elsewhere. Overall, I'm excited for these projects to get off the ground and definitely curious about another potential Selig development.

In my experience there are usually 15 or so audience members at the Midtown DRC meetings.

At the Buckhead DRC meetings I've been to, I rarely see more than 5 audience members.

Although the feedback about the local restaurants was interesting (and likely on target); it's not in the DRC's or any public official's authority to dictate the specifics of use and certainly whether a chef be local or not :-) Just adding some reality as they need to be a bit careful to not overstep their authority.

Buckhead looking shaky????

If that was the case, I would think they wouldn't move forward with the project at all. They are probably just reconfiguring the bedroom count per unit or deciding to go condo vs. apartment. Therefore each unit would probably larger if they go all condo.

Just this week 1000 Park Ave and Emerson broke ground. A few weeks ago Gables East Perry Road and Alexan Buckhead started and Moderna Buckhead and Preserve Properties tower beside Moderna are both in early stages of site development.

Pollack Shores CEO did say that, but I think it was somewhat unjustified considering they announced their Buckhead Village project less than six month before he made that statement. It's not like the fundamental changed dramatically in that period. I think it is more a function of the developer's size which gets them access to capital more easily. Related, Wood Partners, Millcreek Residential and Trammell Crow are substantially larger than Pollack Shores.

Per curbed via Atlanta magazine, expect HArd Rock hotel to start construction later this year with a 2018 end date in time for Super Bowl

Very nice. I like the simplicity and the fact it picked up on aspects of its neighbor to the east. Great to see a building with actual glass curtain wall and not storefront as Novare uses.

From 389 to 362??? That implies that the market is shaky??? You can't be serious.

SLS on Crescent St.



Does anyone know if the proporsed SLS project on Crescent St takes up entire parcel between 12th and 13th St fronting Crescent or northern half of the block? Thanks.

Yep, Lure will remain, and the current alley way just North of Lure will become an entrance way for cars and pedestrians. The hotel and Lure will share valet parking, which will be in a loop underneath the main structure of the tower (on the southern side).

These are some really big league developments, and the back of 1138 Peachtree on Crescent looks great. My main concern with this and SLS is the ability of Crescent to handle this amount of traffic. All the renderings show wide avenues around these, but Crescent is basically a glorified alley between 11th and 14th, which has always been part of its charm. How do the developers intend to address this?
