Yes, BUT, what if said developer covers the rear of the tower in concrete, a la the Kensington Building, with units only facing south, west and east?

I don't think they'd be required to have concrete on one wall, a la Kensington, since there's a back lane there. Kensington has the concrete wall as they're right at the property line, to allow the neighbour to also build right to the property line. Zoning requirement.

Probably not required, but with the new energy standards, possibly beneficial.

And I'm sorry, but the city is not going to say no to a new condo tower on Portage because the people in glasshouse may flee to the burbs. That's a risk you take buying a condo downtown, especially on a street that has essentially been turned into a back lane. You can't make one land owner not build on their land so another one has good views.

^ I've stayed in some hotels and apartments over the years where the only view is the building across the street or whatever... that kind of thing is just a part of city life.

It would be immensely stupid to do that to the very people who took the plunge to live downtown, which is what the city desperately wants people to do. Who would trust the city not to destroy the value of their home after that? Why take this risk when there are lots of nice places to live elsewhere where you're not going to be looking into a blank wall a couple of years after you move into your home?

^ I wouldn't expect a tower to get developed on the Dayton Building site next year, but I could see someone wanting to do it, say, 15 years out. I can't imagine that the possibility wouldn't have at least crossed the mind of any south-facing unit buyers.

Also, the site is probably already zoned for a multi-storey building, so I'm not sure what the City could do if a developer got their hands on the site. Of course, Longboat isn't stupid. I'd be surprised if they hadn't already addressed this issue one way or another.

Yes, I'd think that buyers would have been reluctant otherwise. Certainly in Toronto our views get blocked progressively with time but it's not usually the majority of prime units in a building being left with no view and little sunlight.

You built a condo tower in the middle of a block, with balconies facing adjacent lots, abutting the busiest street in the city... you must know there is a risk that you are taking. They've guaranteed the views to the north with their parkade.

Personally, even if it was guaranteed nothing would go up to block the south view, I would want the north view anyway. North you can see far, there's way more trees, and you get the Exchange and much less traffic noise. South you get the busy Portage bus stops and the roof of the MTS Centre.

I saw coming home from work on Friday night that somebody found the power switch for the LED strips on the parking structure. for the last couple of months they were not in use.

I heard something about them not performing well in the deep freeze. I think they turned them off to avoid damage to them. Remember when the funnelator caught fire, I believe it was in the winter too.

Speaking of LED'S can't quite make out this project but it's interesting nevertheless when it comes to the transition, remarkable difference in the areas they've been implemented to this point..

I follow astro Tim on Twitter, who posted that photo. Clearly can see the transition starting in the NW, just as Hydro had planned. In a few years, it will be all white.

It's interesting to see photos like this posted from all around the world. Surprising how many places have transitioned to LED, or just never went with the sodium orange lights.

I worked on a project in Symington Yard for CN. They installed some new LED lighting along a track extension. It's the brightest thing in the photo (along with the car dealership hotspots)!

They sent out a newsletter this morning. Had a profile of one of the tenants (a dancer with rwb).

Not much new. Opening summer 2016. Browns also opening this summer.

No it was taken down a few weeks ago (your taking about the red external one right?)
