Had a pretty good view of the site this morning. They were drilling and jack hammering like mad.

I'm wondering if anyone can clarify the office space stats for me.

Does anyone know how many sqft of office space there will be in the office tower?

I know there is about 60,000 sqft in the residential podium. I remember there being about 250,000 sqft of office in the development, but is that just for the office tower? Or is that the overall space, meaning that the tower would be closer to 190,000 sqft?

The current DP application did not include the office tower.

Here's the CD-1 bylaw for the office tower.
It just specifies a maximum for all uses:

I can't find the staff report from the rezoning.

Found it... but it also just says total area is a max of 212,222 sq ft

You'll have to wait for the DP application for the actual proposal and breakdown.

kind of amazing in a city like vancouver with the nutso prices and relatively good building rules (try living here in SF next time you even dream about complaining about view cones of whatever) that it took so long for this project to get underway. it's in a super central location, backed by a multi-billionaire, reasonably priced (for what it is) and the rest. other buildings have been proposed, approved, built, sold and occupied in the time it took for this gang to get it together. strange.

That tree looks quite healthy, especially for one growing in the downtown core, it would have been kinda neat and unexpected if they had left those 2 houses in place with the tree and restored as a little snapshot of the first incarnation of that part of the city. They look like they were built on spec. As many houses downtown were built as such, you could fit several family size units in those two houses.

Those kinds of houses are almost completely gone now from this downtown area of Vancouver but the neighbourhood used to be full of them, all clustered in cheek by jowl. The developer offered them for free to anyone who wanted to have them as long as they moved them from the site. Sadly, it didn't happen.

There was one lucky young guy that rented and lived in one of the houses for almost seven years for cheap rent. A few years ago I noticed that he had made a little patio on the empty bramble covered lot next door and they had some pretty good summer BBQ parties. Imagine living in a funky old house for cheap rent with your own little green space… right in the middle of downtown. See link to National Post story and video below.

There was also an effort to save the big old tree but it was not successful. I wish there had been some foresight to save the tree and renovate the old houses and build the complex around them. At least we have the pictures and the memories.

Unlike many cities, Vancouver seems allergic to saving heritage homes for adaptive reuse during redevelopment. I think it contributes to Vancouver's lack of identity.
