Where does the arch opening/walk through lead to? I know it takes you to the alley but is it for the commercial parking?

The archway/breezeway leads into an L-shaped pedestrian mews. It also provides access to the 3 office levels in the south "building". The office lobby is located within the breezeway itself. In the first photo you can an archway that is the pedestrian entrance to the parkade. There will be 45 (paid) stalls shared between the offices, retail space and residential visitors.

Finally the public art will hang in the ceiling of the breezeway as well as hang on the 4 storey concrete wall (also in the first photo).

Evo has expanded to Lonsdale, making us the only area outside of Vancouver proper to support car2go and Evo. (also have Modo and Zipcar)

That would make a lot of sense because of the dysfunctional Lion Gate Bridge, which had been making customers pay a lot more when they are stuck in traffic jams while going to and fro from the North Shore mountains for hikes, etc.

Wallace & McDowell update from this morning.

The McDowell Block is getting it's final coats of paint now. I actually quite liked the white trim, but the restoration is bringing back the original colours as closely as possible. The tenant has possession of the space, but they are still waiting on a BP for their tenant improvements in order to start work.

Paint work is finished on the Lonsdale facade of the office building. The dark green will continue around to the south side above the roof of the McDowell Block.

Wow - that garden looks severely overplanted.
They'll have to thin out a lot of those plants.

W&M needs to be set as an example of how to build, densify, and achieve amazing character and presence in the city.

This build is a 9.5/10.

Great scale, great finishes, great character. Great, human scale density.

Its the way all of Vancouver should be built out.

How tall are the ceilings in the CRU on the north side of the building facing Lonsdale? I did a double take when I saw there was a door going in there.

That was fast!

It also looks like the toothpick -like steel supports that allow the floor of big box stores like Winners (Granville & Robson) to vibrate when people walk around.

Wallace & McDowell Update - June 19th, 2016

Almost there! We expect an occupancy permit shortly and hope to have people moving in before the end of the month. With paving complete, the outside of the building and off-sites are essentially done, with only the public art as the one large outstanding item, and that arrives Wednesday/Thursday! Until then....

Public Art update at Wallace & McDowell

The piece is called Burgeoning, by Victoria artist Illarion Gallant.

There is still some minor welding work to be done as the artist connects the vines together (on both pieces) and there are some more smaller leaves that will be added. I think it looks fantastic. It is the statement piece we were hoping for.

As for the rest of the building, we now have an interim occupancy permit in place for 52 of the 62 units and by end of day today 20 owners will have their keys. Move-ins will surely begin this weekend. Most of the commercial tenants are still awaiting their building permits although now that there is an occupancy permit in place, we expect many of them to arrive quickly. The law firm on the top office floor was the first to receive a BP since Browns did back in April. Speaking of Browns, they are still hoping to make early August.

That metalwork public art is beautiful. What a great space they've created. That whole project ended up being fantastic.
