Osborne's stagnation has nothing to do with OVI. Ozzies just flat out wasn't sketchy since 2006 or so. The firehall is a far bigger impediment to anything happening.

But the real problem facing Osborne is the stupid setback requirements for every new building.

The reason the Pizza Heaven strip mall looks the way it does is because the city is holding onto some 1960s scheme to eventually turn Osborne into a wide, straight road to move lots of cars. This means that should the buildings housing The Toad, American Apparell, Second Cup, and the others ever burn down or something, nobody would be allowed to rebuild them. Rather, they'd have to set them back to line up with the front of Pizza Heaven. Basically, almost any building that currently exists on Osborne could not be built. This is a major problem for some narrow lots like Corner Stone and the Mac's strip mall, where any developer would get a meter of space shaved off the front of some already narrow lots, really limiting what they could build.

It's just another irritating, stupid example of traffic engineering trumping everything.

Boutique hotel with 20 to 30 suites. I'm not expecting much since you can only do so much with that structure... I'm picturing something maybe Courtyard calibre but with cooler décor. However, I think the upgrade will benefit the area. It'll be nice to have a legitimate hotel option in one of Winnipeg's most interesting neighbourhoods. It's a travesty that right now, there is really nowhere to stay in the Osborne Village or Corydon areas unless you resort to airbnb or another such service.
I'm disappointed they're not demolishing and building a twice or three times the height *new* Hotel there.

The problem with the old Osborne Village Inn is not just that it had dive aspects, but that as a larger city we should be building larger Hotels and such.

This isn't 1886 anymore.

Good point. I agree. Something larger with a solid presence at this location would be better.

Yep. And as biguc pointed out, the firehall isn't helping matters any.

Come on biguc, It was a detriment to the whole strip, I like a term coined by Drew, it added sketch to that stretch, (That was good)

But in all honesty and seriousness I miss the music scene already and it had come a long way from the "blood on the walls days"..I miss playing the Inn, although when it was slightly more sketchier, that's where some of us got our first gig?

Agree with the setback issue you explained, it does setback future developments in a negative way for the area..

The metal head and hardcore kid kind of sketch that hung out at the Zoo never presented a problem for the neighborhood like the drug dealers at the circle or bums everywhere. But the hardcore kids grew out of it, the punks and metal heads mostly got priced out of the neighborhood, the drug dealers got busted, and now bums are the only element of sketch left. And they'll outlast everything.

Really, Osborne's scariest, most dangerous era was when Noir and Hi-fi drew crowds of coked out whanksters from the suburbs. In their day, the peeps at the circle were real-live dangerous criminals, but the illicit nature of what they did kept them chill. But the Hi-fi crowd just didn't give a fuck--and by that I mean they really did give way too much of a fuck about everything, which made them thin-skinned maniacs ready to throw down on anyone, with their 10 best friends backing them up. So, even though they were "well" dressed and non-sketchy in a way the Collective crowd decidedly was not, I rued walking down Osborne far more in their day than when Osborne was more sketchy.

Yeah, different times, different locations but creating what exsits today. The Inn, bikers are gone. the Collective, no longer exists, the circle/(subway)? Cleaned up from my wanderings(recently) along the strip and from living a few steps away.

It's all good, takes time but I've seen the changes, the Inns renovation, part of the process.

This may be more Crescentwood than Village, but it's in the area, so...

New condo on Wellington - Hardie board on one side and wood on the remainder. Quite unique to see all the wood on this stretch of Wellington amongst the towers and it definitely stands out. It's also quite narrow when you take a look from the south side.

Oh, and this balcony refresh on River Ave. seems to be taking forever. They were pumping concrete today. The new slabs are quite thick (second photo, on left side)

Thanks for posting your photos!

You're right, this building definitely stands out in its location. It freshens things up a bit. It's also a nice design for an unusually-shaped site.

Each balcony section is taking 4-5 months. Probably will take a few years to do the whole building. All new windows were just put in over the winter. Nice to see apartment owners investing in their buildings.

Love this bit of infill, see it almost daily. The towers on Wellington make it unique to the area but the older block on Daly/Gertude makes for an extremely interesting mix of new and old.

There's quite a bit of this taking place in Crescentwood/Osborne.

Anyway perfect thread for the project. Corydon/Village pretty much meld together in many aspects, location and development.

Has anybody been able to find the Osborne streetscaping plans anywhere? Work is already underway on redoing more of the sidewalks, and the early parts of that lighting fixture @ Stradbrook went up last year. I hate how McGowan Russell barely has any of their projects actually viewable on their 1999 website.

I really hope they do something spectacular and different, with some colour. Osborne deserves funky! Not just something like the modern but boring-as-hell SHED street elements.

I'm underwhelmed by what's happening already. they just plunked down benches, bike racks and these weird round "tables" on the shitty broken sidewalks. not a thorough plan in the least.

Has the 4 floor infill condos at 247 river been mentioned anywhere? I've seen a couple billboards now. One on site and the other in st boniface. Theyre advertising a starting price of 219k. They were very creative with the name too 24/7 condos. Haha

Yeah, 247 River was mentioned back in March of this year this thread, just a footnote on the multiple infill/condos going up in the area. Ventura Developments/25% pre-sold as per/developer..209K was the lowest listing per unit..
