There is an Acadian Construction sign up at the Rallye Auto Mall. I imagine that at least one of their dealerships will be relocated this year or next after the first building is finished.

The restaurant next to the convenience store is quite obviously a McDonald's. The other two in the North building are harder to guess but the left side could possibly be a Jack Astors and the right side marked "steakhouse"could potentially be a Milestones based on the look of the building.

I was thinking exactly the same thing, but it would be quite the one-two punch to have both Jack Astor's and Milestones side by side in the same building.

One can hope though!

Request for variance for the combined lots at the west end of DesBrisay is the MID West Industrial Park:



I mentioned about a month ago that site preparation was ongoing. It would appear that this is for a new combined facility for Dexter Construction and Fero Waste Management (affiliated companies).

If you look closely to the side of the hotel building (you can really tell in the PAC pdf file) you can see it says Hilton Garden Inn on the side haha.
I can basically say for certain this development will be McDonalds, Needs (i say that because of the green lettering, if it is it will likely be paired with shell although could be a FastFuel) Jack Astors, Milestones and Holiday Inn Express (as apposed to the Hilton that is on the side of the buidling)
I'll post a couple examples of actual restaurants that look like the renderings.

I wish the Milestones (if confirmed) would have been able to locate in the DT area. One superb example is the one in the English Bay area of Vancouver. Too bad...

Yeah it's kinda of too bad that both restaurants had to be built right off the highway in a new development, rather then add to an existing development (Mapleton centre, Mapleton crossing, somewhere on Paul street, Main Street, mountain road, by the casino etc. It will be a great for the city tho.

That's my pet peeve with Moncton in general... it's like the developers can't sit still. Mapleton was IT for a few years and now you're hearing about Harrisville Blvd, Elmwood Dr., Dieppe Blvd., etc. Places aren't finished, or in some cases started, and we're already moving on to build somewhere else.

It's not just commercial either as residential faces the same issue, if not as drastically. I live in Mountain Woods and where it was doing quite well and eventually planning to have something like 800 homes but it's completely stalled at maybe 100-150 homes and we're lucky to see 2-3 build in a year because everything on this end of town is focusing on Ryan Rd. Then you have other development like Hall's Creek with great ideas and tons of potential that get overlooked because everyone is rushing to build near the new site of Ecole Champlain or wherever else is the latest 'place to build'.

I cannot agree more! I live in Hall's Creek and I do not understand why this area isn't developing quicker. Yes, the media coverage with the original developer's issues with the city and the University pretty much discouraged people to invest. That being said, it's pretty much the only tract of land near the core that remains to be developed. Commuting is a cinch, compared to booming areas in Dieppe and in Moncton North, and you're close to everything. Anyways, I'll stop here since Hall's Creek discussions should be in another sub-forum.

I see in the T&T today that a resident in the area is planning a formal objection against the Holiday Inn development on Mapleton (north of the TCH), primarily based on the issue of traffic congestion and the lack of alternate egress from the adjacent subdivision.

He actually has a point. Apparently the fire marshall (at the time that the adjacent Hampton Inn project was approved) noted this lack of alternate egress, and recommended extending Northwood all the way to Gorge Road before approving the project. If something happened to block the TCH/Mapleton intersection (MVA for example), this could prevent emergency vehicles from getting into the neighbourhood or to the hotel in the event of an alternate emergency. Similarly, people north of the TCH could become trapped in such a scenario.

I'm strongly in favour of the Holiday Inn development, but it will be interesting to see how the PAC and city council deal with this complaint. Maybe it is time to extend Northwood.........

I was telling my wife earlier today I wish they would extend Northwood to come out on Gorge at the entry way (to nowhere) between the field next to Crandall and that lone house at the Gorge Rd exit. I'm sure those who live on Frampton would love that considering how much traffic they get from people, myself included, who go down Mapleton on to Frampton to access the Gorge Rd.

I think it is a done deal. Also, Fero has a "For Lease" sign up for office and warehouse space. Seems to me I heard that a possible road might be put in to connect the New Fero to the dump.

Also, it looks like a massive retaining wall on the Northeast corner will be built.

This all but confirms the needs + shell that I speculated earlier.

I hope the city can figured out the "only one road in and out" situation. It would be nice to eventually see Mapleton extended out to Amon Road and Norwood to the gorge road and a road connecting to McLaughlin as well. 10-15 years enough time for all of those?

I really really wish they would extend Mapleton to ammon.. high hopes probably, nothing in it for the city. But extending Northwood over to gorge would help. There is a ton of highway/Frampton traffic that does that hop.

I follow a long stream of traffic everyday that does the Mapleton to gorge to Ammon rd route, and the reverse.

Both for work and for sports at the sportsplex. Also a ton that goes magnetic hill to Mapleton.

1 - I think we have this development figured out (Holiday Inn, McDonald's, Shell, Needs, Jack Astor's, Milestones).
2- Given the presumed popularity of the Jack Astor's/Milestones combo, is anyone else aside from me concerned that the on site parking might be inadequate? Total on site parking is 243 spaces, but the hotel by itself is 120 rooms. That just leaves 120 spaces for everything else, including the convenience store and the McDonalds. That seems kinda tight.......
3 - I agree, that's gonna be a pretty big ass retaining wall in back.
4 - With this development and the Hampton Inn across the street, I wonder how long it will be until yet another hotel occupies the NW corner of the Mapleton/Northwood intersection. It would seem to be a natural fit. Hotels often like to cluster together. This is a prime location right on the TCH. Having adjacent restaurants like Jack Astor's and Milestones would be a huge attraction for a new hotel. The Mapleton Road shopping district is right next door. The casino and the Magnetic Hill attractions are less than five minutes away. Yup, I'm willing to predict now that there will be another multi-storey hotel built on this intersection within the next 5-7 years.
5 - It is most definitely time to extend Northwood to the Gorge Road. In addition to providing alternative egress to the residents of the subdivision, an extended Northwood would also parallel the TCH and open up even more opportunities for highway commercial development. Yup, this seems like a no-brainer to me.......

I remember there being talk a few years ago about the city wanting to limit development north of the TCH in an effort to curb sprawl. It seem like as soon as a developer comes around with plans to build anything, all that is thrown out the window, even if it means the city needing to invest into even more infrastructure such as realigning Queensway and potentially extending Northwood. Next will likely be major upgrades needed on Harrisville blvd with all the rumored developments there, even though Mapleton south of the TCH went through major reconstructions and still has plenty of space for development.

A perfect microcosm for the province as a whole. Spread your investments thin for a minimal return and then barely be able to maintain it.
