Beljan Development: Homegrown Visionary
Ivan Beljan’s passion for revitalizing his favourite city is transforming its landscape.

by: Michelle Santos

Born and raised in Edmonton, Alberta, Ivan Beljan attended university in the city, earning a bachelor’s and a master’s degree in civil engineering. His hometown was always where he saw himself building a career.

It became clear to Beljan, however, that not everyone shared his vision. Many of his friends left Edmonton to pursue opportunity elsewhere.

“They couldn’t see themselves living here after graduating,” explains Beljan. “It made me wonder, ‘What are we not doing as a city to keep people here?’”

That question led Beljan to strive to “create a better Edmonton where people could not only make a great living, but have a great life, too.” Beljan envisioned a “more socially connected Edmonton, designed more for people and less for cars, its commercial corridors and streets alive with activity.”

re: UCAMA

So unfortunate, but this is the reason why, as a contractor, we'd shy away from projects of this type. Having worked on a wide variety of projects for an array of non-profits, I have continuously found that the vision doesn't match the budget and well-meaning but naïve board members struggle to reconcile the complexities and costs of large capital projects such as this one.

Hopefully the sale of the block next door can get this thing moving again before the elements take their toll and they have no choice but to knock it down

Paula is right..... Most of the Ukrainian pig farmers of Andrew, Mundare and Vegreville still have the first Nickels they ever earned. If they don't care....along with my shin-chiseling Ukrainian in-laws, why should this Frenchman....

RE: Stantec Tower

So this 'highest restaurant in Edmonton' comment... my guess is midway up where it switches from office to residential with a large floor-plate below so as to create a patio on the NWC of the building.

So what's the deal with the writing on the McLeod Building? You can see it on the top half of the building on the north side of it. Whoever is doing it is slowly adding a few letters in white to it each day.

I've got a picture on my phone if there is a good place I can upload it?

Thats a fairly monumental statement when you think about it. Who'd have guessed that 5 years ago?

^it will come back, I have faith. Just needs to update and reinvent a little.

Consider donating to the cause as Richard has been essentially funding it himself. (Thanks Hilly!)

Edmonton housing sales way up, prices slightly down, starts down but still significant

Edmonton’s housing market continues to demonstrate signs of stability. Unit sales for single-family detached homes were up 19.3 per cent from April and up 3.8 per cent year-over-year, with 1,119 homes selling in May across the Edmonton census metropolitan area.

Unit sales of duplexes and rowhouses increased 37.2 per cent over April and 23.03 per cent over May 2015, with 203 units sold in the month. Condo sales were up 5.3 per cent month-over-month, but down 18.2 per cent year-over-year.

The average single family detached home in the Edmonton CMA sold for $440,573 in May, virtually on par with April’s average price of $439,982, but down almost 3 per cent compared to the average price of $453,748 in May 2015. Average condo prices at $254,555 are up over 1 per cent month-over-month

Housing starts in the Edmonton census metropolitan area were trending at 10,052 units in May, compared to 11,809 in April, according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of total housing starts.

New Edmonton not-for-profit development corporation to rebuild on vacant land

ELISE STOLTE

Edmonton will soon have a new community-minded blight fighter on the streets, one with a $10 million in ready cash and a fistful of vacant lots.

It could build grocery stores in food deserts, build small shops for local business startups or turn derelict homes into new skinny ones, teaching local residents trade skills in the process.

Council endorsed the concept in principal Tuesday and the Edmonton Community Foundation has already stepped up with the $10-million loan.

The city now needs to select $10 million in vacant city-owned land to hand over and appoint an arm’s-length volunteer board to figure out exactly what needs to be done.

Good to see

LEDUC — The province has cooked up a plan to boost Alberta’s agriculture processing industry by growing the size of its Leduc food product business incubator.

The $10-million expansion will add about 2,300 square metres to the 7,000-square-metre Agrivalue Processing Business Incubator, opened in 2007 as a place for new companies to put ideas into commercial production.

“We have eight (incubator) suites, and demand is such we have to provide different types of suites and increase our capacity,” executive director Ken Gossen said Tuesday.

The project, scheduled to start construction next year and be finished in 2019, will also provide a provincially regulated space to process local ingredients for the Alberta market.

The work will turn North America’s largest food incubator into the biggest centre of its type in the world, he said.
