It is still a three tower proposal, but built in phases as you say. Of course, Promenade was supposed to be three towers, with the one built actually the smallest or mid sized of the original three proposed. For that matter, OAC was proposed covering each of the four corner parcels at 14th and W. Peachtree. Thankfully, the crown jewel of that development was bult first, which is the concept with 98 14th St. We know there are issues that keep popping up that prevents the buildings from being built right now, but hopefully it won't stop it completely. My biggest fear is that one of the slots will be sold to Wood Partners and they will build a 20 floor independent living tower like they are doing in your neck of the woods. (I took some liberties there, but I think you catch my drift). I know Wood expressed interest early on in the process.

I thought the old designs were great, and the new ones are nothing to scoff at, but the issues remain, and we may see a lot more paperwork with this one before any dirt moves. My fingers are crossed, but I am bery happy to have this new condo proposal to slober over, and the renewal of hopes (or false hopes) that Yoo Peachtree is on the way at over 50 floors, and the 17th and Peachtree tower combo that tops 40 floors. If all proposed are built, Midtown will look positively gargantuan.

Hanover, JPX Works Tower, 309 East Paces Ferry Rd, and the 14th street dual branded hotel got tax abatement approvals.

-Kaplan Student Dorm project by Centennial
-Modera Buckhead
-Branch Properties office redevelopment at the burned down Buckhead theater

-AMLI Market Street which is likely their new Atlantic Station project

I'll be ecstatic if Eviva/811, Hanover Midtown, Juniper & 5th, and the JPX project all go at the same time. That'll be four projects in ~4 blocks, albeit one on Juniper. The urban core of Atlanta is enhancing rapidly and I love it.

Someone more familiar with the process, do a high % of projects typically go to construction after receiving tax abatement approvals? Or is there still a large chance they don't go to construction?

I don't know...according to the development map (http://devmap.io/cities/atlanta/developments) Juniper and Fifth is under construction and Broadstone Terraces is at Juniper and Sixth - and actually both are listed as under construction. I assume that this is good information?

That information isn't really updated anymore. Trust me. When it starts construction, someone will post it here. I would use the "Project and Construction List" in the Atlanta forum on this website for a more updated list of what's under construction and what's currently proposed.

But no, to my knowledge, it's not under construction....no activity on the lot yet.

That information looks pretty accurate to me and is still updated - I don't know who updates it but it lists the most recently started developments as U/C so I'm pretty sure someone is updating it regularly. I have been referred to that site several times to check the status or location of a development, so if it's really inaccurate then I would love to know about it.

There was an article back on May 18 that said Juniper and Fifth was "seeking to start construction" and called it "a go". https://www.bisnow.com/atlanta/news/multifamily/juniper-5th-a-go-60250 Is there anyone who has been by there recently and can tell us the status of Juniper and Fifth? This could easily be a mix-up because of the similar addresses.

I live nearby and can confirm that no work has begun at the Juniper and 5th site. Their demolition permit is ready to issue but their land development and vertical build permits are still under review.

Okay thanks...hear that whoever updates the development map? It was just a muddy field last time I was by there but the article from almost a month ago had it confused too I guess.

They barely filed permits around mid-May(what the article is referring to). It usually takes 2-3 months from the time of filing for permits to be issued and construction to be able to begin so I wouldn't expect anything to happen on the site until July/August at the earliest.

Anyone can update the map. I built it to be a crowd-sourcing tool so every project has an "Edit development" button and there's an "Add development" button on each city page. Just go to http://devmap.io/developments/juniper-5th edit the status and submit it. There are a few of us that review changes and publish them.

Ugh. Was really hoping for something interesting to be talked about. I'm against the parking lot expansion though. Maybe everyone wants to be present for the potential 98 14th St proposal?

Workers were taking soil samples today in the parking lot in midtown bounded by 5th, W. Peachtree, Spring, and Biltmore Pl (just north of Tech Square Barnes and Nobles / Starbucks). Rumors of a GA Tech building.

I noticed this morning there are three new designated bike share areas in Midtown: one in Tech Square, one on Peachtree at 7th, and one on Peachtree at 16th. I checked one out and there aren't any actual racks there, it's just a new area where you can drop off a bike (outside of the downtown stations) without paying a $2 fee. This is great news because it means either these are new bikeshare "stations," or they are temporary stations for Streets Alive (which shows the Bikeshare is a flexible system that is working closely with partner organizations). Either way, it's a win!

Expansion here would be incredible, especially if they continue having a lot of ground floor retail. If they develop, I presume we could expect at least a 5 story building to keep with the theme they have going on. The brick and glass and energy efficient designs GT is using lately is an architectural style I'd love more of the developments in the city to adopt.
