Eight storeys = too high for West Van's "downtown."

The development should have been able to at least proceed to public hearing, according to Mayor Michael Smith.

“A lot of people think that the community can stay the way it was in 1970 when they moved here. It can’t,” Smith said. “We’re going to lose our commercial district unless we do something.”

That something is adding density, according to the mayor, who noted the recent closure of Blue Eyed Marys restaurant.

“You wonder whether or not (the restaurant) would’ve been able to make it if we made these 20 units built and occupied by people that could walk out the door and go to Ambleside.”

The defeated project, which would have replaced the two-storey, 1950s era Masonic Hall, was slated to include 20 residential units averaging 1,665 square feet, as well as 2,900 square feet of ground floor commercial space.

Vancouver Coastal Health is planning a new 180-bed seniors’ facility in the Lynn Creek neighbourhood.

The health authority announced June 1 that it had signed an agreement with Trellis Care to build Creekstone Care Centre, a six-storey building on eight Oxford Street lots just east of Mountain Highway.

Of the 180 beds, 150 will be funded by Vancouver Coastal Health, which also regulates and licenses care homes. Those beds will be filled based on community needs. The remaining 30 rooms will be for Trellis to rent out on a private basis. All will come with 24/7 nursing care and support.

The District of North Vancouver’s official community plan foresees low-density apartments built on that site although, due to the size of the project, it may require an amendment of the official community plan, according to Dan Milburn the district deputy general manager of planning and permits.

Deborah Lorimer, clinical director for the residential rejuvenation project, said she isn’t expecting a difficult time at district council, which must approve the rezoning and issue permits before construction can begin.

“It’s a very old neighbourhood down there that’s been waiting for developers to come along for a long time,” she said. “The company’s been in contact with the district all the way through this process and there’s been nothing unfavourable in terms of the usage of the land for the purposes of residential care.”

The OCP includes a directive to council to encourage more seniors’ facilities.

Seniors who move in when the facility opens in 2018 will find a different kind of extended care facility than most are used to, Lorimer said. On the inside, the building is oriented like a group of small, 16-home “neighbourhood” units. Residents will have single-bedroom suites with ensuite bathrooms. Each unit will share a communal dining and living area.

“It’s taking the place of outdated, poorly used facilities that we’ve not had a chance to do for many, many years. So we’re really excited about the fact we’re getting an up-to-date, modern design and a place residents will feel more at home and it will be a superb place for staff to (work),” Lorimer said.

Mary Ackenhusen, president and CEO of VCH called it “part of the biggest improvement of residential care facilities in VCH in the past 50 years.”

The province announced agreements to build five other care centres around the Lower Mainland and Sunshine Coast at the same time, part of a $40-million effort over 10 years to boost the number of residential care beds.

Trellis operates care homes in Kamloops, Prince George and Penticton. VCH is aiming to have Creekstone open by the fall of 2018.

But I have my own "database" of projects around the region and I partly rely on your pics/info to keep everything up to date.

Where exactly is this? I can't find any documents showing where...
I can understand no replies, but when people post the exact same articles that I did I start wondering if I'm on everyone's ignore list.

Every other mention of the Creekstone Care Centre says it's on Mountain highway, NS News says it's on Oxford, so that narrows it down to the north or south side of Oxford. I'm gonna guess south, next to the new rental building.

I was actually going to tell him that you already posted the news but I forgot, sorry

It's 100% on Oxford and the NS News said "eight lots" so I think that would mean on the North side of the road since I only count six houses on the south side of the block.

Okay, that makes sense. The buildings are parallel to Oxford (N or S side) on the east side of Mountain Highway. Thanks.

Thanks. imgur has easy to use resizing tools so you don't need two 4k monitors to see them, just fyi

Sewell’s towers plan to get public input

After more than six years in development purgatory, a massive project that would sandwich six buildings between the mouth of Howe Sound and a Horseshoe Bay cliff is up for discussion July 4.

The plan includes 159 apartments and townhouses spread over six highrise, mid-rise and low-rise buildings, as well as 13,700 square feet of ground-floor commercial space earmarked for offices, restaurants and retail businesses.

West Vancouver council voted unanimously to send the project to a July 4 public hearing, much to the delight of Dan Sewell, who spoke on behalf of the 85-year-old, family-operated marina, which has partnered with Westbank Projects Corp. and Merrick Architecture.

After recalling the days when Horseshoe Bay was a fishing mecca and a stop on the road for travellers heading to Squamish and Britannia Beach, Sewell stressed the need for housing diversity.

“We don’t get traffic today like we used to get,” he said. “The commercial core is really hurting.”

The collection of towers would spring up in the northwest corner of Horseshoe Bay village, with buildings as tall as 12 storeys easing against Telegraph Hill and the complex terracing to three-storey structures closer to the waterfront.

The 113,000 square foot site – which is currently home to an office building and a parking lot - is bounded by Wolseley Street to the west and Horseshoe Bay to the east. The floor area ratio – which measures total floor space against lot size – is 2.8.

If approved, the marina would be shifted to a separate waterfront parcel. All the tenants are slated to be retained.

The site includes 493 parking spots tucked inside a four-level underground parkade. The plan is to reserve to 255 stalls for marina users.

A “modest increase” in traffic volumes is expected as a result of the development, but “no changes to the existing street network are required,” according to a district staff report.

West Vancouver council would need to amend their official community plan before shovels could hit the ground.

However, a staff report credited the project for aligning with the OCP objectives of bringing vibrancy to Horseshoe Bay while lessening the community’s dependency on B.C. Ferries.

If approved, the applicant would pay the district a community amenity contribution of $8.4 million, money that could be spent on streetscape and park improvements in Horseshoe Bay or the establishment of an affordable housing fund, according to the staff report.

The deal also preserves unrestricted public access to the boardwalk, the pedestrian bridge to Madrona Island as well as public plazas.

West Vancouver council has been mulling the project off and on since 2009.

An impasse between the province and West Vancouver over the foreshore head lease led Sewell’s to withdraw the initial proposal. West Vancouver and the province eventually signed a new lease in 2014.

Businesses such as bowling alleys, pool halls, casinos, night clubs, pawn shops and social — services are not permitted to be part of the project.

The applicant might be on the hook for $1.69 million in water reservoir and water main upgrades if the project is approved.

Sewell’s will host an info meeting June 21, 4-7 p.m. at Gleneagles Community Centre, Seaview Room. Presentation starts at 5 p.m.

From April, but I just noticed the development sign today.
