^ Nice. That's really a perfect location for a boutiquish hotel. I'm hoping more out of towners will shake up the whole Viagra Triangle sleeziness we've got going on over there.

As someone who lives a few blocks south of the Viagra Triangle, I think it's already been happening the last few years. Places like Nico, Salone Nico, Velvet Taco, Goddess and Grocer, and Maple and Ash coming in have made it a little bit less sleezy. Le Colonial, Bistrot Zinc, etc already being there helps too. Viceroy Hotel will no doubt help too. Can't wait for it to complete and see what the new places are like. Really hoping the facadectomy doesn't suck either. Agreed though - great location for a boutique hotel. It'll play with the Thompson Hotel nearby pretty well.

An old stepped footing dug out of the pit for the high rise elevator ( same as belling, but done by hand).


Elevator shaft for the low-rise section.


From the dentist office next door ( Reisinger ) - these windows will need to be bricked up since the replacements (to code) would be prohibitively expensive.

^ Certainly rooting for it myself, however one thing I've heard repeatedly over the last couple months is how banks have meaningfully tightened standards on apartment construction loans, with an even stronger preference for very experienced (in the specific type/scale of project loan currently being, typically large, long-term strong relationship-type sponsors (developers) as far as new projects that do land financing. From memory, this current trend wouldn't seem to necessarily help this project, whose developer (something like F&F Realty or similar) at least doesn't at first blush appear to have a ton of like experience.....perhaps, though, they've been working the banks long and hard enough (doesn't sound right) to have landed something? Or, perhaps they've brought in an experienced, larger partner on the project?

June Plan Commission Meeting

In terms of high-rise projects, looks like both the JFJ (HPA-designed?) River North Tower proposal and that Old Town Wells St hotel proposal are both slated to be heard at this month's Plan Commission meeting.....

I'm also looking forward to see what the redesigned (assuming it will unfortunately be redesigned) project will look like that will front the expressway further north, along Randolph (the one that Related Midwest now controls).....

2 of the buildings around the Lincoln Park Children's Memorial Hospital redevelopment were issued demolition permits yesterday. One was the main 9 story structure (2323 N Lincoln). The other was at 2365 N Lincoln which is the white 2 story building where White or Brown Elephant once was. i thought they were going to keep that one?

The resale shop was in the building across the street from 2365 N Lincoln. But the building you're referring to shows up in the renderings as intact. Is it possible the permit was just for interior demo?

Yeah, you're right. It's the one across the street. It's not interior demo though. "WRECK AND REMOVE A 2 STORY BRICK & WOOD BUILDING INCLUDING BASEMENT. Based on what the permits say, I'm going to say no - which is funny because the renderings all show the building would be preserved.

^Based on the most current presentation package, the corner building is being demolished and recreated, either out of salvaged terra cotta or GRFC.

Guys, what info is there at they are destroying the façade? It's unlikely that they would want to reuse the interior of the structure façade preservation or not. My bet is on them disassembling it and putting it in storage until they've completed a modern retail shell to call with the original exterior.
