show down gonna happen tonight at community committee...a single house on st. Mary's road is trying to be rezoned C2 from R2...the proposal is a 2800sf single storey commercial building for accountants...looks like a house....the community has rallied the troops...

the house is the little white house looking one across from coronation park....the house is derelict...to assume someone else will build a new single family home on st. mary's road is unlikely....we will see what the councillors have to say.

the funny thing is the allowable zoning permits a duplex almost twice the size on the property right now....

I guess it doesn't help that the house in the way of the proposal is rather distinctive-looking... a bit of a landmark in some respects.

I'm not sure what can really be said about the community's reaction... if a busy arterial just outside downtown is not an appropriate place for a single storey commercial building, then what is? It's not like there isn't a precedent for that sort of thing around there.

I'm guessing a lot of theseconcerns are due too the fact that side of the park on that little stretch is all houses. In Winnipeg, "commercial" often means a large parking lot attached to a one storey building.

Really depends on the design and signage. Drive further down around Kingston Row and around Fermor, lots of businesses using older houses mixed with residential, older commercial buildings, couple newer buildings...

Surprised they don't just build on of the many empty lots and underused buildings down St. Mary's near the Riverside Hotel (St. Vital hotel).

This is the one at Monck Ave? Are they required to have any parking on site? For a small accounting office, could they simply use on st parking?

But yeah I would assume there will be a lot for ~5-10 cars. For staff and clients. Likely off the back lane.

the fact that it is a distinctive house is irrelevant when it comes to zoning...it is not a heritage building....

To me, the neighbourhood will have to accept that those properties will likely not remain single family residential...they should work to get the best commercial or multi family solution they can.

6 parking stalls going in there. Hearings 6, 7 and 8. 8 shows the site plans.

I don't even like street parking on downtown streets. The office workers park on the street and move their car every 2 hours. Some of them are probably still crying because their handicapped parking pass no longer gives them free parking all day.

Its cheaper to park in a lot all day than move your car every 2 hours. So if people are stupid and moving their car like that, good for them.

So we should have no on street parking at all in Winnipeg?
