I'm guessing a lot of theseconcerns are due too the fact that side of the park on that little stretch is all houses. In Winnipeg, "commercial" often means a large parking lot attached to a one storey building.
Really depends on the design and signage. Drive further down around Kingston Row and around Fermor, lots of businesses using older houses mixed with residential, older commercial buildings, couple newer buildings...
Surprised they don't just build on of the many empty lots and underused buildings down St. Mary's near the Riverside Hotel (St. Vital hotel).

the house is the little white house looking one across from coronation park....the house is derelict...to assume someone else will build a new single family home on st. mary's road is delusional....we will see what the councillors have to say.
the funny thing is the allowable zoning permits a duplex almost twice the size on the property right now....the community had better watch what they wish for.
