Atlanta among top 5 metro areas for rent growth in May

Awesome! They can build all of the super luxury condos they want to, good for them. I will shoot for one day being able to afford one. We are going to need dozens of buildings like this, if we ever want families to be able to truly live in an urban environment in Atlanta. Most can't fit in a single living room, one or two bedroom condo.

I am sad to see Chuck's go, but it is what it is.

Can someone get AMLI, Hines, and Time Keane in a room and stitch Atlantic Station together with Home Park, Midtown, and Loring Heights? Seems ridiculous there is only one way in and one way out to that development.

Imagine being able to walk right out your front door into a MARTA station. I know there are surely a few other residential buildings similarly located to MARTA, but that has to be one of the greatest spots to live in Atlanta.

Modera started at the end of the summer, and NCR's groundbreaking wasn't far behind. I wouldn't expect either to top out before fall or winter and they probably won't open until late next year. It usually takes 18-24 months to finish a highrise like that. The new projects being talked about now (like the Hanover one on Peachtree) won't be done until 2018 or 2019.

NCR didn't start until this winter like January. Modera ground broke sometime in late July last year so it had a decent headstart.

With the amount of loitering going on there, it might be better to be a block or two away actually That part of Cypress is still a late-night haunt for dealers and prostitutes--a little slice of early-00s Midtown. Fortunately they tend to keep to themselves. Walk a block over to Peachtree, though, and people are still out and about. That's the kind of future projects like Alta will bring. It's filling a huge gap, and having more residents and late-night businesses helps balance things out.

Cities are always gonna be cities, but residents and late-night businesses keep things in balance.



I want to say it was more like August and November but I could be wrong.
That's exactly what I was thinking...I would love to live there with the easy MARTA access anyway. I'm sure there is still a small (compared to previous years) criminal element hanging around in that area, but I assume that the presence of hundreds/thousands of new residents in a small area will help alleviate a lot of that. Hustlers and drug dealers don't need a lot of suspicious eyes on them. The Metro and Gallus closing a few years back helped a lot and this plus other new construction should be the death knoll for street trade.

I want to say it was more like August and November but I could be wrong.
The "Press Release" type groundbreaking was in November...where they have the press and everything...take photos with the shovels, but they didn't really start moving dirt until early January.

And actually Modera broke ground in June based on my flickr pictures.

Is it me or do I never see these "prostitutes and drug dealers" that everyone keeps mentioning @ Cypress and 8th? I was literally just at that intersection today and just normal people walking out and about. Hmm...

I don't think they are nearly as prominent as they used to be...there were two hustler bars just a block away from there and hustlers/drug dealers were all up and down Cypress in past years. You being there today probably makes some difference (rather than at night) but it's changed a lot in the past 20 years and I think they have mostly cleared out...I don't get over that way very often anymore though. I wonder where they ended up?

They're mostly there late at night in warmer months. They don't really bother anyone though. Like TarHeelJ said, it's nothing like it used to be. It's inevitable on a back street with nothing but garage entrances and parking lots... a big part of the why the DRC wants active uses at street level!

The crane didn't go up until September though because I do remember it having problems with trying to get the crane up.
I guess my memory has failed me there--6 months is a pretty big difference


Edit: Speaking of construction timelines and late nights, they've been going 24/7 on that QuikTrip now... it's looking pretty well finished inside... I'd guess it will be open in another couple weeks. I've never seen a retail buildout go that fast.

I've lived on the backside of Spire for three years and walked through the area at all hours of the night-- I've never seen them either.

The new development will definitely increase the foot traffic in the area, which is a great thing. I wonder how quickly the block with Ecco and the Daiquiri Factory will be redeveloped? It needs it!

I've lived 1 block away from you for about 4 years, and unfortunately they are there. The northeastern corner of Cypress and 8th (cell tower lot) is ground zero for this. Like another poster has said, they are generally there at night and in the warmer months. With that said, they have become less and less of an occurrence over the past couple years.

A couple years ago, it would be more common to see them wander as far south as 6th street opposite of Cypress St. Pint 'n Plate. I never see that anymore though. They used to be out in larger numbers too, and when they had numbers, they did not always keep to themselves. I've often walked with women down this path and they would get catcalled even when I was walking with them (almost led to an altercation one time).

I think the biggest reason for the improvement has been the development of Alta Midtown. Previously, the corner that I am calling ground zero, was a complete dead zone. With a cell tower on the northeast corner, parking garage wall for Peachtree Lofts on the northwest corner, a blank wall for the FDA building on the southwest corner, and finally the previously surface lot on the southeast corner (now Alta Midtown), it was easy for this type of activity to continue, despite several stings/arrests by APD/Midtown Blue. This just goes to show the importance of active use in urban design. As they say, an ounce of prevention is worth a pound of cure.

Just a small correction. The cell-tower is on the southwest corner and the FDA building is on the northeast corner.
