^ commercial and industrial tax base subsidizes all residential development to a certain extent

At one point in the early 1900's my Parkdale neighborhood was a new subdivision. Now it's in the centre of the city. In the early 60's my Gold Bar home was a far flung suburb, now it is within the MNO, 10 minutes to downtown

It's all relative, and while I personally don't like new suburbs I see exactly why people do like them. Best thing the city can do is encourage different zoning in new areas and nodes of amenities so people don't have to travel far for basic staples.

Best in mind also that there is actually a lack of liquor stores in the area, since Stadium Liquor closed down last year to make way for the Muttart development, and the liquor store in Parkdale plaza closed last year too. If I still lived there I'd be happy to have it close by, and while liquor stores have the potential to bring in riff raff, if it's properly run it won't be a problem and, along with four other general retailers, hopefully some other good ammenities for people in the neighborhood. And I certainly hope Coldrsx was not being sarcastic by saying "just what the area needs... "

And why is that ? Is Devines not a good use, even though the last time I was there I was hassled for change at the door

Maybe you really should stick to commenting about the areas you have some clue about, cause you certainly don't have a clue about this area

You're almost comical in your hypocrisy Ian. It'd be funnier if you weren't actually serious & in a position to exert some small modicum of power.

Let's recap this week in "O'Donnells O'Double Standards"!

Brewpubs in high-traffic areas rife with drinking options=good land use, amend zoning bylaws ASAP to facilitate & encourage. Let people get their microbrew on!

Community liquor store within existing spacing guidelines in an underserved locale=poor land use. Shouldn't happen. People shouldn't have easy access to alcohol in their neighborhood.

I certainly understand what the proliferation of liquor stores does to certain areas.

Devines is a good use, but knowing the owners they certainly share their negative experiences as well.

We have far far too many liquor stores in this City.

Did you not read the part where I said there are actually two fewer liquor stores in the Parkdale neighborhood than there were two years ago ? The only liquor store in the neighborhood is the Cromdale and myself and many, many other residents refused to patronize it due to the owners terrible treatment of the neighborhood vis-a-vis the old hotel

We have spacing guidelines that govern how far apart a liquor store should be & this is within those guidelines. Many other liquor stores near by have closed

Your disdain for the lower- & lower-middle class in the face of gentrification disguised as concern for the general public couldn't be more transparent if it was made from Saran Wrap.

Hey, if they wanted to have easy access to booze the people in the neighborhood should pull themselves up by their bootstraps & move to a neighborhood that can "handle" their hooch, like Downtown or Whyte Ave.

Well what do you expect ? You sound like you don't know what you're talking about, because you don't

Don't the people in those high density market rate condos all around there, and the good residents of Parkdale, Bellevue and Highlands deserve a liquor store

fYI it was put out to the community whether to go to SDAB on this and the overall consensus was that they wanted the new shopping complex, and the liquor store

Certainly privatization had a lot to do with that, and you do have a heck of a lot of liquor stores vs BC for example.

But here in BC, we absolutely have the most insane amount of "medicinal" (HA!) pot shops on the planet. There's some blocks that have several (i.e. more than a few) pot shops. Now that's a blight I can do without.

It's a really convenient location for passing drivers and non-drivers alike, and there is a LOT of foot traffic right around stadium station. I'll use it.

Much better than an abandoned used car lot.

Well, having stood on the sidelines, and as a DT resident maybe I can offer something a mite cooler on the heated argument scale:

An advantage of living in an area where you can walk to a commercial area (i.e. Jasper or 118 ave) would be variety of choice.

That's true for liquor stores (at least for me) where brand selection is my most important criteria. So, if a competitor comes into the tiny geographical market in which I live and walk - offering greater variety - I generally think that's a good thing.

Perhaps one can have "too much of a good thing," though that sounds like an oxymoron to me, but having three liquor stores all within 5-10 minutes walk where I live hasn't crossed that barrier - for me anyway.
